The Villa:
Newly built in 2011, this is a 2 bedroom / 2 bathroom villa with spacious garden and private 10 x 5m pool (not suitable for small children / non swimmers as the shallowest end is 1.2M).

We have tried to create a house of traditional architecture with a very contemporary interior and used high quality fixtures and furniture throughout.

Mature hedged garden with views over fields and hills with lower garden, separated by bank populated with Rosemary, Lavender, Oregano, Mint and Roses, having several olive trees.

Volterra can be accessed by car in 10 minutes, or by bike in about 30 ( good level of fitness required!) There is a restaurant and a basic shop within walking distance.

Minimum stay is 7 nights, however changeover days are flexible and any duration over 7 days is flexible also.
This may help you select cheaper flights (Saturday flights are typically much more expensive) .
Prices:

€1500 per 7 days mid season (June - July 25th, then September onwards)
€1900 per 7 days High Season (4th week July and August)

Volterra

A beautiful medieval city with restaurants (over 30?), bars, Cinema, Theatre and a real community spirit which often hosts events (Classic car meetings, crossbow and archery competitions, live music festivals etc)

Villa - detailed description
Upstairs Bedroom has super-king double bed, wardrobe, chest of drawers... and amazing views.
Upstairs bathroom has twin basins and bath with shower attachment, plus bidet and toilet.
Downstairs Bedroom has 2 x single beds and spacious double wardrobe with shelves.
All bedlinen is high quality Egyptian cotton, similarly all bathroom towels are of highest quality.
Downstairs bathroom has basin and a shower plus bidet and toilet.

Kitchen is well equipped an includes a dishwasher and washing machine, plus oven with grill, gas hob and large standalone fridge / freezer. Tuscany is a food lovers paradise and apart from the great restaurants, you'll find the kitchen well equipped with everything to cook to your hearts content (we have no Microwave though). There should be a great supply of all the basics (spices / flour / local pressed olive oils / plus a basket of local goodies to get you started if you arrive late or just fancy an easy meal one evening)
Whilst the house is technically a small 2 bedroom house, you'll find that all rooms (apart from the sitting room) are very generously proportioned. The sitting room is cosy with a woodburning stove and SMART TV / DVD. As we really only use this room in the winter, we love it being cosy.
As of 2019, we installed satellite WIFI which generally performs at a similar speed to our UK broadband.

The garden is spacious and open to the country on 3 sides. On the 4th side is our neighbours farmhouse. Apart from that house, the nearest other houses are approximately 1/4 mile away. The garden has a shaded terrace to enjoy lunch or dinner around a 6 seater teak table. There is a Weber barbeque + four sunlounger chairs. The upper garden leads down to a lower garden with Olive trees. The bank between the 2 gardens is planted with Rosemary, Oregano, Mint, Thyme, Lavender etc... so you may find these useful for cooking... or you may just enjoy the butterflies and bees.

The house has water and central heating by gas boiler.

We are in the countryside.. and sometimes the countryside can be quite noisy, with tractors, combined harvesters (the farms are all arable.. so no cattle attracting flies ) and birds chirping. We live in the city in England and were surprised how much you hear when there is no 'normal' background noise.
The garden is great for watching fireflies (in June) and the local area can have stunning poppyfields in Late April to June. The stars here are amazing, with so little light pollution the night sky is stunning.

Surrounding Area
Within easy driving distance are Florence, Pisa and Siena (though we'd recommend the train to Florence).
Other great places to visit are Lucca (1.5hrs) plus Pontedera for good shopping and a great Piaggo (Vespa scooters amongst other things ) Museum.
There are great seasonal events... black and white truffle festivals in spring and autumn. The Medieval events in July in Volterra, plus the Palio in Seina and the a jousting festival in Pisa. No matter how many times you've seen the leaning tower of Pisa in photos, you'll be speechless when you see it in life. There is also quite an upmarket clothes-shopping area in Pisa.

Chianti is just over an hour away, however there are some excellent vineyards within 30 minutes where you can sample / buy great wines.
There is an olive press within walking distance of the house. Apart from Olive Oil they also sell local specialist honeys.
Whilst we don't leave recommendations for restaurants or places to visit, we are always on hand to provide information. The visitors book in the house tells of some lovely places that we then go and discover!

Fabulous stay at this beautiful villa near volterra

By Lisa Johnstone Pratt on 17-Aug-2024

We really enjoyed our stay at this beautiful villa just a few miles away from volterra . We have holidayed in this area many times before but this was the most comfortable villa we have stayed in . A proper home from home with such comfortable beds and linen sheets ! The kitchen has everything you need and we loved the balettii coffee maker so much we bought two to take home ! The pool was very clean and a great size to have a good cool down in after a day exploring the area . I would thoroughly recommend a stay here !

Owner response on 30-Aug-2024

Many thanks for the recommendation Lisa, we're very pleased you enjoyed it. We liked the comment about the beds/bed linen as one poor holiday 12 years ago led us to the conclusion we never wished to holiday again with a saggy bed and nylon sheets!

A lovely villa set in a beautiful countryside location

By John & Rebecca White on 10-Aug-2024

We loved our stay, stunning views all around the villa and set in a very peaceful location. The perfect place to relax and recharge during the day. The villa is only a short trip to Volterra, a beautiful city steeped in history, perfect to wonder around in the evening whilst trying to find somewhere to eat. Our experience dealing with the owners was excellent, very attentive from the moment we were in touch, whilst we were at the villa and even when we were back home. Communication was excellent, a great experience from start to finish, we thoroughly enjoyed our time and will be back to stay again.

Super stay

By Andy Allerton on 27-Jul-2024

All round 5* experience from initial enquiry, booking process, villa quality and overall stay. We had a lovely 2 weeks at the villa in July/Aug 24. It is situated near Volterra (a short drive away) and all the surrounding attractions (Pisa, Siena, Florence, San Gimignano) but also lots of other lovely smaller villages (Lajatico, Val d'Elsa and Monteriggioni to name but a few). The villa is really well equipped and maintained, it has a wonderful pool which the kids absolutely loved. The weather was in the high 30s whilst we visited and whilst the villa doesn't have AC it does remained comfortable due to the high ceilings, fans and shutters. A minor issue with the water supply was promptly dealt with Stuart over whatsapp and quickly restored during our stay. A car is definitely recommended. Thanks again Stuart and Jane, we couldn't have asked for more and hope to stay again soon.

Many thanks for the lovely review Andy... and even more thanks for being great guests / being really helpful when we had the burst water mains.... with you help we managed to avert a crisis for both of us. We look forward to welcoming you back sometime. Stuart & Jane

Wonderful Villa!

By Claus P on 13-Jul-2024

We had the best week (in july) in this lovely villa in the valley, just ten minutes drive from the charming town of Volterra. The villa is just perfect for a family of four. Our teenage girls loved their huge room on the ground floor and the upper floor is so spaciuos with a beautiful bathroom and a bedroom with the most comfortable bed and spectacular views. We have never had so much space in any rental villa before! The kitchen is also very big and have everything you need. Overall is the villa fully equipped with everything you need. We would also like to emphasize how much we loved the pool! It's very big and really clean! The outside area (the patio and the garden with a terrace for dining) is just perfect and with a beautiful view. Last but not least, we must thank Stuart for his high service level! The communication was excellent from the minute we booked until long after we had left the villa... The best communication and helpfulness from a host that we have ever experienced for many years travelling from Denmark to Spain, France and Italy!!!

Fabulous villa in a great location

By Clive and Ruth Dresner on 06-Jul-2024

This is a very well equipped villa in a fabulous setting. We really enjoyed our stay, spending days around the lovely pool and relaxing on the terrace. Great location, just 10mins from Volterra, which is a great town with lots of restaurants and lovely shops. Excellent communication from Stuart too, from emails before we arrived and texts to check all okay on arrival, a super welcome pack of wine and local goodies was also a really nice touch. We hope to visit again soon.

Stunning villa

By Deborah on 29-Jun-2024

We’ve now stayed at the villa at least 6 if not 7 times and it is, as always beautiful. Has everything you need, lovely views with the peace and quiet we crave on holiday if not too far out of Volterra. We have already booked for next year again

Owner response on 16-Jul-2024

Many thanks for the review, and your MANY visits... and now your friends have also booked for 2025! It's great to have such enthusiastic guests.
