Description

Villa Gioianna is a gracious Italian country estate composed of an elegant villa surrounded by gardens, an ancient olive grove, a growing orchard and shady woods. Tucked into a fold of the countryside on a hill above Lake Trasimeno, it commands superb views of Tuscany, Umbria, and the Lake.

This is a traditional Italian country villa where the elite of Rome and Florence at one time escaped the city's summer heat. It is full of history and memories and furnished and maintained to reflect the owner's character and to delight our guests. The 'padrone', or wealthy landowner, of the surrounding farms built the Villa in 1918. We are only the third owners. In the early 21st century, we renovated and updated the Villa, but with respect for the original architecture, spirit, and history of the house so that it retains the warmth and ambiance of an Italian family country home. No IKEA furniture here!

The Villa now has modern mechanical systems, air conditioning, solar panels, and a swimming pool. Terracotta and hand-painted tile floors, painted and antique doors and wood-beamed brick ceilings form a simple background for the eight spacious ensuite bedrooms furnished with splendid antiques, sumptuous textiles and supremely comfortable beds.

The Villa's bathrooms are notorious locally, both for their beauty and number: every bedroom has its own beautifully tiled bathroom; all but one has a deep soaking tub to relax in. Enjoy them without guilt: in the summer, most of the hot water comes from solar panels.

You arrive at the Villa via an avenue of cypresses and lime trees, passing through a mature park of 4.5 acres of woods, vineyards, olive groves, fruit trees and flower gardens. The Villa is a small working estate that produces its own olive oil, fruit, vegetables, wonderfully fragrant roses, flowers and herbs. We garden 'sustainably;' we recycle or compost virtually all waste produced by the Villa.

In 2023, Umbria was named Foodie Destination of the Year by Lonely Planet. For good reason. Here, the rituals of the table are celebrated and cherished. Food and wine are excellent and reasonably priced. We can recommend several excellent local cooks -- including a delightful typical Italian nonna -- each of whom spoils guests with delicious, homemade meals. They can also combine a meal with a cooking lesson or a family pasta-making lesson that is just So. Much. Fun!

Guests post a refundable security deposit and pay a small overnight tax (required by the local authorities) in addition to the rental fees. Final cleaning and a set amount of utilities are included in the rental fees. Any excess above these will be accounted for and deducted from the deposit. All is explained in detail in the Booking Terms & Conditions, which will be provided to you prior to paying a deposit.

Autumn in Umbria

I visited this villa in the Umbrian countryside just too late to take part in the olive harvest but saw the olive pressing carried out locally a couple of days after I arrived. The property is surrounded by glorious countryside where vines and olives appear to thrive. I am keen on wine and have been involved in supplying the hospitality industry in the past so was delighted to find a collection of great quality wineries in the area and enjoyed some superb wine tastings as recommended by the owner. Some tastings included a delicious lunch to accompany the wines while enjoying the wonderful views of the surrounding countryside. There is plenty to explore in the area with several historic towns to visit in both Umbria and Tuscany which is close by. There is a great choice of restaurants to suit most tastes and budgets with most restaurants focussing on locally sourced ingredients which celebrate local dishes. The villa itself is over 100 years old and is tastefully decorated to reflect its location and style.

Perfect location, perfect surroundings, perfect lodging -- perfect stay

This was our 16th stay at the villa: every year since 2006 except for the Covid years. It may have been our best stay yet even though it was the latest in the year. We love the fact that it's not too far a drive from Rome, the fact that Florence, Assisi and Sienna are close enough for perfect day trips although we now spend most of our visits to Cortona and other wonderful Tuscan and Umbrian hill towns. This time, we even tried out an ancient Roman bath! Spent some time picking olives and witnessing the pressing of the fruit into wonderful olive oil. The bedrooms and baths are all more-than ample and quite well done. Self catering is great with a well-equipped kitchen. The views are spectacular--especially looking over the vineyard and valley behind the villa--and there's a great winery NEXT DOOR. We shared this visit with folks from Ireland and the UK as well as a family from the US. So.... great times, great people, great lodgings, great location and great times. Pretty damned close to paradise.

A small section of heaven

We had a lovely stay at the Villa! Holiday of a life time! The villa is beautiful & the surrounding area is astonishing. We packed so much into our week so feel like we really experienced Italy. The Villa is within easy reach of many amazing places including Rome, Pisa, Florence and Tuscany. Can’t wait to visit again!

Spectacular Villa

We had a fabulous week here. Situated right on the Umbria/Tuscany border we could access both regions easily. The Villa is spectacular and the winery next door sells great wine for less than ten Euro a bottle!! Anna is brilliant to deal with and left us detailed info on the best places to visit & eat. Totally recommend !!

Amazing Time in Very Lovely Villa

I went to Villa Gioianna with my family for the second time recently and it was very lovely. We had an amazing time in the area and the rooms were so antique and delightful. There was a little kitty there who our family named little pumpkin who was so sweet, he was a bit skittish at first but warmed up to anyone who gave him food. The owner stayed in constant contact with us and provided us with lists of good grocery stores and restaurants in town. Would definitely come here again with family.

Fabulous Stay at Villa Gioianna

Anna was a most attentive and helpful host throughout our 14 day stay. Thirteen of us from four generations of the same family - aged 2 to 75 - had a fabulous stay at Villa Gioianna - the well-maintained pool was big enough to accommodate all of us, and our noisy children loved having the run of the extensive estate, in complete safety and privacy. We had two wonderful cooks who prepared and served us our delicious suppers, and one of whom - Nonna - gave the children a memorable treat in the form of a hands-on lesson on how to make fresh ravioli. There are wonderful visits to be had locally in beautiful, unspoilt Umbria - but the best times were spent relaxing in and around this beautiful property. Thank you, Anna, for arranging everything so perfectly for us.
