Description

Il Castellaccio is a beautiful secluded family villa near the small hamlet of Vallocchia, only 15 min from the centre of Spoleto, Umbria. The house is named after the ruined watchtower set above it at the top of a dramatic flight of 104 steps climbing straight up through the woods. At 750m it is surrounded by its own land - oak & chestnut woods full of wild flowers. In an idyllic position, the front faces south over gardens and lawn towards the upper valley while the back overlooks the plain with panoramic views towards the famous hill towns of Trevi, Spello & Assisi. From the watchtower one can see even further.

Fully restored in 2004, the house has the latest anti-earthquake reinforcements using a seismic belt system.

The villa has a double height drawing room with gallery, large hall, dining room, kitchen and study/film room, all with French windows opening onto terraces. It is extremely well laid out and very comfortable with loads of room and living space. There is a small snooker table, darts, card tables and a good library. A very good place for children. We have a chest full of every game you can think of from Monopoly to Twister. The little downstairs sitting room has a large flat screen TV used mainly to watch old movies in the winter. Terracotta and old tiled floors throughout with open fires, it is cool in summer and very cosy in winter.

In the summer, everybody seems to spend their time out of doors. The gardens: a sweeping lawn and a Parterre filled with beautifully scented old English Roses and peonies. There is a pergola perfect for dining under, and a terrace with outdoor seating and banquettes overlooking the valley behind the house. It has a wood burning oven and outdoor kitchen. There are plenty of sunny and shady seating areas, with the hill catching a cool breeze even on the hottest summer days.

The 12m x 6 m pool sits on a terrace tiled with herringbone terracotta and overlooks the little hamlet of Pie di Vallocchia. It is beautifully finished with mosaic tiling, and refreshingly deep. (Please note the pool is 1.40m in the shallow end and 3 m deep at the deep end and therefore not suitable for non swimmers. Young children should be supervised and wear armbands at all times if they are not confident swimmers. Not normally operational before 1st June - unless specially requested. It can be fenced off on request.)


A perfect rental for Spoleto Festival, for touring Umbria or walking and Mountain-biking holidays and lovely at any time of year. There are wonderful walks into the Appenines from our doorstep, and the area is mountain-biking heaven, with trails along the old railway to Norcia, to Assisi and beyond. It is idyllic for children, and great fun for teenagers too, as Spoleto is full of life, bars, etc. and only 15 min away. The Festival dei Due Mondi, Spoleto is world renowned and takes place each June and early July. In recent years, cultural activities have been carried through till September. Concerts, exhibitions, outdoor films, pop concerts, jazz - you name it. The world famous Marionette Colla Puppet Theatre is a must for children (and adults).

October half term break comes when the woods are at their prettiest, with their wonderful autumn colours and full of mushrooms. The Umbrian towns are at their most atmospheric, shrouded in smoke from their wood fires. It is colder in the evenings, but the sun is still warm. Wood fires make the house cosy and snug. A perfect place to relax and feel totally remote and the best place ever to recharge one's batteries. We really have the best of both worlds.

Rental costs vary depending on the season. High season mininum rental is 7 days. At other times of year, we let the house for shorter breaks depending on the amount of guests and dates, so it is always worth asking. We have staff available who can clean and cook during your stay by prior arrangement.

We now have superfast broadband thanks to Elon Musk and Starlink

N.B. Due to recent events in the Ukraine and their effects on Gas & Electricity Charges, we will also be charging a small surcharge for oil & electricity used.

A wonderful location for your Umbrian escape

We were 11 people staying at the villa, coming together for a big family reunion in Italy. The villa is up a steep and winding road - not for the faint-hearted! - but once you get there it's well worth it. The house is beautiful, with bags of character, and the garden is lush and verdant. We saw hundreds of butterflies, marelled at the fireflies and enjoyed the birdsong. The view across the countryside is breathtaking and I don't think you could ever get bored of it. The swimming pool was an absolute hit - part of the reason we chose this house was for the deep pool - so many villas have shallow pools - but with five teenagers jumping and diving in we knew this was a priority! We made use of the wood-fired pizza oven, which was great and we enjoyed our pizzas outside with a movie projected onto the wall. Such a fun evening. The beds were beautifully made and comfortable. Nearby Spoleto is gorgeous. Our host, Valli, was amazing on the communications and helped us book a restaurant in town (including taxis) as well as a chef for our last night in the house, which was wonderful. We had a fantastic time. Grazie mille.

Gorgeous house! Looks better in person than the pictures. Huge front yard by the pool and a ton of sitting areas made the place perfect for young kids. Valli was super helpful with recs, finding a chef and a sitter.

Valli non l'abbiamo conosciuta personalmente ma si è fatta aiutare da due persone gentilissime. Mauro, che con educazione e precisione ci ha mostrato la casa, e Silvia che ha risposto a tutte le nostre esigenze. Nonostante questo Valli ha risposto ad ogni mia domanda per rendere la mia esperienza indimenticabile. Che dire, location meravigliosa tanto quanto la casa. Eravamo un gruppo di 8 persone con dei cagnolini e ancora parliamo di quanto siamo stati bene. La casa è pulita ed elegante piena di elementi decorativi che fanno conoscere meglio la famiglia che ci ha ospitati: foto, strumenti musicali, libri e una sala con la televisione ed una marea di dvd da vedere. Le stanze grandi accoglienti comode e soprattutto calde nonostante la temperatura rigida all'esterno. La sala da pranzo elegante e bellissima con un salottino adiacente con il camino e un grande albero natalizio. La cucina grandissima e utile a qualunque tipo di menù si voglia preparare. Sembrava di vivere quelle realtà accoglienti e calde che si vedono solo nei film. L'esterno è bellissimo per delle passeggiate o per godere del sole invernale. C'è anche una piscina di cui godremo sicuramente quest'estate. Non vediamo tutti l'ora di tornarci.

The villa is amazing. Would be great for a couple of families. Pizza oven, coffee machine, aga is beautiful. It’s about 15 mins out of town but beautiful and secluded. Like staying in an old manor and felt privileged to stay. We will be back

La casa è molto grande, le camere spziose ben arredate. Anche troppo arredata forse. Sarebbe il caso di alleggerire un po’, ma mi sembra di capire che sia una casa utilizzata dalla proprietà, quindi è ok. Gentilissimo Mauro, che si prende cura della casa e degli ospiti in modo ineccepibile. Avremmo gradito qualche presa di corrente in più negli spazi esterni (piscina e patio). Magari qualche doccia in più al posto delle vasche sarebbero più comode per gli ospiti ma nel complesso la casa è davvero un piccolo paradiso. Ripeteremmo volentieri l’esperienza.
