Description
Tartagli Alti is a quiet, comfortable and child-friendly villa with a private pool, set within walking distance of the medieval village of Paciano. Villas that feel this peaceful and private yet allow you to walk to shops, cafés and restaurants in five minutes are hard to find, and it’s one of the reasons guests return year after year. The villa sits among rolling wooded hills, and the views as you arrive stretch out across the Umbrian–Tuscan landscape in every direction.Paciano is a gentle stroll away, a small hilltop village with everyday essentials, a few good dining options and one of the most attractive rooflines in the region. Lake Trasimeno is only eight miles from the villa, with ferry boats, lakeside towns and swimming spots. The location also works well for exploring both regions: Panicale, Città della Pieve, Chiusi, Cortona and Montepulciano are all within easy reach, and the Autostrada del Sole (15 km away) connects you quickly to Siena, Arezzo, Perugia and Florence.
Inside, Tartagli Alti has a relaxed and welcoming feel. The large sitting room has comfortable sofas, books, maps, board games, a TV and a music system, and opens onto a long dining terrace with wide views over the Tresa Valley. It’s a pleasant place for slow breakfasts, reading in the shade or dinner outdoors after a day of exploring. The modern kitchen has granite work surfaces and a dishwasher, and leads to a back terrace shaded by a mature fig tree, ideal for morning coffee or lunch after a swim. Downstairs there is also a twin bedroom and a bathroom with shower.
Upstairs are two recently redecorated double bedrooms, each opening onto a balcony with panoramic views, along with a small single bedroom and a new bathroom with bathtub and shower. The private pool (40 ft x 20 ft) is set slightly apart, surrounded by oaks, pines and cypresses, offering a peaceful place to unwind. Many guests spend long, easy days here before walking down to the village for dinner.
Overall, Tartagli Alti offers a comfortable holiday base with space, privacy and the rare benefit of a village within walking distance.

LOCATION
Tartagli Alti is walking distance of the lively village of Paciano - though it’s uphill all the way home. You've finally found the "holy grail" of villa rentals: a real family villa within a walk of a village. What’s more, the area abounds with history - the locals maintain that the fabulous lost tomb of the Etruscan king Porsena is somewhere nearby, though of course the exact spot has never been located.
Tartagli Alti is only 15 km from the Autostrada del Sole, which means that it’s also brilliantly located for every variety of sightseeing trip: wineries, museums, fashion outlets, great art and great food. But if you want to just tootle around the local area, there's the excellent Etruscan Museum at Chiusi, the lovely circular village of Cetona (with lunch Da Nilo), Panicale, Città della Pieve, Siena, Arrezzo ...

Maison très spacieuse avec des belles chambres et plusieurs terrasses pour profiter de chaque moment de la journée. La piscine est grande et propre et l'équipement est parfait. Nous avons passé un moment inoubliable ! Merci en particulier à Leslie pour sa gentillesse et sa disponibilité.
Beautiful tranquil villa

Good base for exploring Umbria and Tuscany

Peaceful with scenic views for those who just want to relax, but also well located for day trips to Assisi, Siena, and countless hilltop villages. A car is a must, and be aware that there is a long and VERY steep drive up to the house. Extra road maintenance and grading would be very helpful. Local agent Leslie was responsive, informative, warm and welcoming.
Special property

The setting is devine...stunning scenery overlooking the hills of Tuscany and so very peaceful. The pool, set down some steps away from the house, is absolutely beautiful and the biggest we have ever had (and we have enjoyed many properties with pools over the years). The house has everything you need, espcially in the kitchen, which made cooking easy. Paciano is the most beautiful, picturesque village and a real gem. We enjoyed some delicious coffee and pastry breakfasts at Echoes cafe and loved the fact that we could walk there from the house. The sunsets from the house are stunning. Leslie met us at the house on arrival and was on hand the whole week, with great advice and ideas, so we felt very looked after. We could not have asked for more. Absolutely love this place and we very much hope to be able to come back one day.

By T R on 01-Aug-2025We had a wonderful two weeks staying here. The property is beautiful with spacious grounds, a large swimming pool, and gorgeous views. It is very private, tucked away from the world. The town is a 10 minute walk away and is quiet and delightful with a few good restaurants and bars. No real negatives other than two of the bedrooms being a little small, and the damn mosquitos. All in all: thoroughly recommended, just lovely.
