The Villa living room, master bedroom, twin bedroom are all air conditioned with ceiling fans in the main, twin bedrooms and dining area, smoke detectors are also fitted. While the accommodation is all on one floor, there is a sun terrace on the second level.
Villa entertainment consists of a large 42” flat screen LED HD smart TV, with a Hi Definition IPTV Set Top Box, which gives all TV channels including SKY, latest movies, sports channels, full coverage of children’s channels and movie along with box set viewing. X Box 360 with two remote controllers and five games. A satellite back up TV is also available which will give BBC, ITV celestial channels. Free Wi Fi is also available.
The Independent Annex also has air condition fitted along with security shutters, patio doors and windows also have mosquito prevention screens fitted. Entertainment consists of a 32” LED flat screen TV with Satellite TV giving all English channels, DVD player.
Situated within walking distance of Santa Barbara de Nexe village, which has local amenities for supermarket, Pharmacy, International Doctors, small cafe bars and restaurants, petrol station with ATM. Faro airport is 15 mins drive, beaches and Faro Island 20 mins. Faro itself is a beautiful town and main access to Rio Formosa Natural Park, one of the 7 natural wonders of Portugal.

All bedding linen, bathroom towels are provided. Cleaning is provided once a week and at guest changeover.

Please note household towels are not provided for outdoor / beach use.
Separate towels are provided for pool use only and these are guest responsibility for cleaning.
Outside
Situated within a good sized plot 2685 sq ms, a safe totally enclosed walled property with electric gate access. The swimming pool is 10m x 5 m, deep end is approx. 3m deep with walk in access at the shallow end and with a fitted thermal pool cover. Thermal heated outdoor shower is also available.
A large patio area surrounds the pool, with extensive outdoor L shaped sette furniture suite and coffee tables. Sunloungers, lino, side tables and sun umbrellas are all provided.
The gardens are all landscaped, calcada stone pathways allow lovely walks around the garden with mature trees and plants.
A decking area surrounds the large oak tree ( approx. 200 yrs old), which is near to a waterfall feature. Lying in a hammock reading a book next to the waterfall is pure peace. The garden and pati are bathed in sunshine throughout the day, but there is also ample shade provided by the tress and bushes.
A sun terrace for serious sun worshippers is accessed at the villa second level via sidesteps at the side of the villa, the terrace also allows beautiful views of the surrounding area.
Outdoor lighting around the patio area is sensor operated
Outdoor Kitchen
A fully modern outdoor kitchen with fitted cupboard and drawers, double fridge, tea and coffee making facilities and built in large barbecue.
All outdoor cooking utensils, dinner service and pool glasses are available. There is also a bistro/bar table, seating for 6 located at the kitchen.
Accessibility
The villa has not been adapted for any mobility issues. It is open plan one floor with a sun terrace on the upper level.
The extremely convenient location means you can enjoy the privacy and facilities of the property at the same time within short walking distance to restaurants, cafes and bars located in the village.
A bus service is available at the village.
Important notes on accommodation
We class this as our second home and hope you enjoy as much as we do.It is very much a family villa with lots of space. Excellent for a relaxing holiday by the pool with a large patio area. Al Fresco dining, sitting in the shade under the oak tree. Sunset views are beautiful.
We do adopt a strict No Smoking Policy within the Villa and annex.
Pets are not permitted.
SMALL CHILDREN will need supervision at all times, the pool is very deep with only a small shallow end. It is recommended they wear arm bands at all times within the pool area.
What are the unique benefits of the property.
The Villa is South situated, as such we sunshine all day long and well into the evening, the mature gardens and large trees give us a choice of shade if the sun becomes to much. The evening sunsets are spectacular, and we thoroughly enjoy them over a glass of wine in the evening before flashing the barbecue up. The pool was upgraded and retiled and one of our main pleasures, sitting out on the patio after a swim chilling out and relaxing. There are beautiful mountain drive and country walks, the Rio de Formosa is right on our doorstep and is great for walks and sailing and in my case paddle boarding.
