Amarna Villa is a luxury villa, set in its own landscaped grounds with private infinity swimming pool overlooking the landscaped gardens towards the Mediterranean. 3 double bedrooms, 3 bathrooms, 2 bedrooms are on en suite & 1 family bathroom with bath with shower. Air conditioning & ceiling fans.Master bedroom has a king size bed, a large balcony with covered pergola, table & chairs for morning tea with glorious views of the Mediterranean sea. Second bedroom has king size bed, French doors to patio & swimming pool. Third bedroom has twin 4ft beds.
Open plan lounge, kitchen & dining area look out to the pool & garden's front & rear. The lounge has a large luxury leather L shaped settee & wide screen plasma TV, glass coffee table. French doors lead to a large patio which has a covered pergola providing a large shaded area, with a 3 piece rattan suite & comfortable cushions.
The kitchen is fully fitted with American fridge freezer, water filter system provides drinking water. Dining area has glass table & six comfortable chairs. In short the whole house has been furnished to a cooling contemporary feel.
A large 10mx5m swimming pool is a overflow type including a jacuzzi at the end which flows into the pool, side Roman steps makes access into the pool easy & lovely sea views, various sun loungers around the terrace. There is a thatched covered dining area overlooking the pool, incorporating a BBQ, sink, wine cooler & an 8 seat dining table. Overall the villa is set in 1600sq metre's of lovely landscaped gardens

Landscaped gardens are illuminated in the evening also the terrace, parking areas & driveway.
Thatched BBQ area with dining table & wine cooler is well illuminated for the evening dinner.

Private driveway takes you to Amarna villa, where covered parking is available.
The villa is on a exclusive estate of 13 different designed villas, we are situated at the end of a cul-de-sac & once in the villa you have the feel of absolute seclusion.
Terrace & Thatched BBQ area are well illuminated for the evening cocktails & BBQs overlooking the Mediterranean sea.
Al Fresco breakfast area is in a separate location on the terrace under a pergola.

By Adam & Joanna on 05-Apr-2025Family of 6 people. We were fortunate to have stayed for 14 nights at Amarna Villa. It's located in a beautifully quiet area. The gardens are well maintained and the pool is cleaned twice weekly. The Villa is more than spacious, especially the outdoor area. It owns great kitchen and outdoor BBQ facilities, with more chairs that you can sit on! I strongly recommend vehicle hire as you will probably need it.... Supermarket and beach is approximately 45 minutes walk or a 5 minute drive to either!! (Driving in Cyprus is easy - just the same as the UK) The owners of the property have been 1st class, with any confirmation or updates along the way. With confidence, I guarantee you will have an amazing stay at Amarna Villa... Enjoy! Adam, Joanna & family x
Absolutely fabulous!
By Mrs E & Mrs W on 18-May-2024Amarna Villa is immaculate and offers everything you could possibly require to make your holiday special. The kitchen is very well equipped with everything you need and has good quality pots and pans and thereās a lovely dining table should you prefer to dine in cooler temperatures. The lounge seating is very comfortable and well laid out. All three bedrooms are a good size with ample storage and plenty coat hangers. The bedding is of excellent standard too. The balcony from the upstairs suite offers a magnificent panoramic ocean view. It is so peaceful and such a pleasant place to sit with a glass of wine and watch the sunset. The pool area is totally private which is a great bonus. The superb barbeque area is perfect for al fresco dining with a good sized dining table and chairs. The decked gazebo is another option for dining outside and gives a different view of the ocean. The gardens are beautiful, and with the owners permission, we picked fresh lemons to compliment our gin & tonics! The Villa is in a delightful spot. There is a very good supermarket a few minutes away and copious amounts of restaurants to choose from. We hired a car which I would highly recommend future visitors do too. The owner of the villa very kindly arranged the car for us at a very good rate including insurance. We were met at the airport by the hire company representative and driven directly to the villa. This was wonderful service! Overall, I could not recommend Amarna Villa more highly. As Mr Schwarzenegger himself would say ā¦ āIāll be backā! MARVELLOUS!

By Joanne Cornish on 01-Sep-2023Please book you wonāt be dissatisfied. This villa is beautiful. Itās even nicer than the pictures. We stayed for 2 weeks and itās home from home. The pool & jacuzzi are just amazing and kept so well. The gardens are so relaxing especially at night when the whole villa garden & pool area light up. The villa is well equipped with everything you need. The added bonus of 2 double bedrooms both with en-suites is great & you have the added bonus of another bathroom as well. The bedrooms/beds are comfy and welcoming all with ceiling fans & a/c when needed. Even an outdoor cooking & eating area makes the evenings with family/friends so special. Ron is just a great person, always there to help and answer any questions. This villa is just a perfect place to make special memories. We will be back.
Fantastic villa
By Winchcombe Trevor on 02-Aug-2023We had two weeks in the villa as part of our daughters wedding in Cyprus. Thus us an excellent villa, well furnished and looked after. The outside areas are great and pool fabulous - our granddaughter wound not leave it and played for hours. Oof our families three villas locally - thus was the best one and great value for money. We will come back again.
