Description
Villa 12 is a beatiful villa with air-conditioning and private pool, only 10min walk from Carvoeiro town centre. It is spacious, tastefully furnished and offers modern comforts for your holiday.There are four bedrooms and four bathrooms, fully equipped kitchen, large living area, patio/terrace, garage and pool. The garden is mature with trees and shrubs, and the plot is fenced with electric gates to the road.
The villa has a double bedroom and two twins on the upper entrance level and the master double is on the main ground floor.
The kitchen is modern and fully equipped (dishwasher, washing machine etc) with a separate WC next to the kitchen.
The spacious open plan living area has comfortable sofas, a flat-screen TV (UK channels) and wifi internet. Both kitchen and the living area open to the pool and terrace. Charcoal barbeque.
Car hire is not essential but there is enough parking on the villa grounds up to two cars. The villa has a security alarm and electric shutters.
A cot and high chair (free of charge) can be provided when requested.
All towels and linen provided including separate towels for the pool use.
Pool heating option: 200€/week
Smoking allowed outside.
No pets.

By Paul on 02-Nov-2025We were a family with kid enjoying this amazing villa. Everything was just perfect, we could truly relax and unwind. Sam and her team looked after us with 5 star service, any need was efficiently met. The villa was spotless. We used the pool continuously…great to have heating in November! The only downside was having to leave…we will be back & thank you Sam!
Pre Christmas Getaway with family
By Nicky and family on 20-Nov-2025Fantastic Villa, well presented and very close to town, everything possibly needed was supplied and we even had great weather. The villa manager Sam was great, as first time visitors to Portugal she guided us and gave plenty of tips and recommendations. I only wish I could live everyday in a home as nice as this one. Carvoeiro is a must stay in my opinion with fantastic people, restaurants and scenery, we look forward to booking again with Carrs Villas next year, the best service with the best accommodation I’ve had in years.
Looking forward to a rest
By Wendy on 09-Oct-2025After just having a full knee replacement 6 weeks before coming out to Carvoeiro villa 12, to rest and was looking forward to the villa experience. There were 6 of us with 2 small cars in our group. Not all of us went out together and the entrance to the villa was very tight and the bottom of the car always hit the ground. The agent arrived on the Monday to collect pool heating and tourist tax money. She came in and out of the gate, of the supposed accident to the gate, never said a word The following day, she came storming into the villa and aggressively asked me “when was I going to tell her?” Tell her what…. I’d not left the villa for two days. Apparently she had video footage of one of the cars hitting the post and yes there was paint on the car but the metal runner to which the gate ran on was bent and sticking out( had to get an angle grinder on it, to remove it) if our car had done that , the side of the car would of been sliced open. We were charged for this and we asked to see the evidence to which you could only see the post being scraped. Her aggressive attitude towards me was unacceptable and ruined our last couple of days that we had left. So much for my recovery. Also we had rats at the back of the pool. Never booking with her again, apart from that the villa was fine.

I am the owner of the villa and would like to address the points raised in this review, as it contains inaccuracies that need clarification. During this stay, one of the cars in the guest party did make contact with the gate post. This is supported by timestamped video evidence, and the £60 charge applied covered the exact cost of the minor repair. This fee was both fair and proportionate. The suggestion that my agent behaved aggressively is not consistent with the evidence or with how she operates. The initial denial from the guest only changed once the video footage was presented, which understandably required a direct conversation to resolve. At no point was anyone “storming in”; the agent was simply addressing confirmed damage to the property. Regarding the comment about wildlife: the property is in a natural part of the Algarve, and sightings of small animals in outdoor garden areas are not unusual or within the control of any owner. We always welcome constructive feedback, but it is important that reviews reflect events accurately so future guests have a fair picture. The villa remains well-maintained, professionally managed, and consistently receives excellent reviews from the vast majority of our guests.
Lovely Villa
By Fraser B on 08-Sep-2025We had a lovely time staying at the Villa. Really spacious, clean, lots of air conditioning! The outdoor space is excellent for dining, lounging, etc. Lovely pool too. Would definitely go again. Sam was a great host and always responded to messages immediately.
Best holiday
By Krystal on 01-Aug-2025We have just returned from the most amazing stay at no 12 in Carvoeiro. Sam the host from the moment we booked was so helpful, and even helped with arranging transfers. We arrived late and were left essentials was a lovely surprise. The villa is so beautiful so spacious and in a perfect location and so clean. It’s quiet and has beautiful views, but within a short walk you are in the town centre. The centre is so special has amazing shops and restaurants. Uber taxis come to your door and you can easily get to a supermarket or to explore new places. I will definitely be booking again through Sam best holiday experience thank you. Always contactable helpful and make us a family feel safe. Best holiday thanks again
Beautiful villa
By Niall on 14-Jun-2025Beautiful villa that is very well maintained by Sam and her team. We had a cleaner in once during the week and provided fresh towels and pool and gardens were also maintained during our stay. Great location, easy walk to the beach in Carvoeiro and all the wonderful restaurants, and of course a super Padaria just down the road for the morning bread run. Sam a super host providing prompt response to any query and also offering great tips and local knowledge. If you go you have to get to Praia Da Marinha beach, AMAZING
