Description

The Area:
This beautifully presented private cottage is nestled in a peaceful riverside village, just a short distance from the stunning sandy beaches and coastline of North Devon. It's ideally located for a variety of outdoor activities like surfing, swimming, paddleboarding, crabbing, and rock pooling, or simply enjoying long walks along the South West Coast Path. With Dartmoor and Exmoor equally accessible, it's the perfect base for exploring the best of both North Devon and North Cornwall.

Located on a quiet lane, the cottage is just a 2-minute walk from the friendly village pub (which serves food) and 5 minutes from the park, featuring a great children's playground – perfect for all ages. Additionally, there’s direct access from the village to the traffic-free Tarka Trail, a dedicated cycling and walking route that runs across North Devon, providing a quick escape from the hustle and bustle.

For shopping and entertainment, the town of Great Torrington is just a 5-minute drive away. It offers a variety of shops, including M&S Simply Food, Co-Op, and Lidl, as well as independent stores and a small market. You’ll also find a local arts centre, cinema, theatre, and swimming pool.
The port of Bideford is just 10 minutes away, offering a range of larger supermarkets, along with a variety of shops, cafes, and restaurants. It’s also home to the lively Burton Art Gallery, which is home to a wonderful French café. The large park features a fantastic playground and a spacious outdoor paddling pool, perfect for the summer months.

A wide range of family-friendly attractions are nearby, including the Big Sheep and Milky Way theme parks, Exmoor Zoo, Wildlife and Dinosaur Park, North Devon Wake and Aqua Park, Dartington Crystal, plus the breathtaking RHS Rosemoor Gardens.

The cottage:
This family-friendly holiday home is impeccably clean and designed for modern living, offering plenty of space for everyone to relax and unwind. It’s ideal for multi-generational families, groups of friends, or couples seeking more space than a typical holiday cottage provides.

Ground Floor:
Entrance Hallway – Plenty of storage for coats, boots, and toys.
Kitchen/Diner – Fully equipped with a full-height integrated fridge-freezer, gas hob, electric oven, microwave, dishwasher, wine cooler, filter coffee machine, kettle, toaster, and all necessary utensils. Farmhouse table with seating for 6, plus a high chair.
Family Room – Comfortable sofa and chair, smart TV, DVD player, books, games, and puzzles. Large double doors open directly onto the terrace, ideal for keeping an eye on little ones while cooking.
Sitting Room – Spacious with a large smart TV, DVD player, two comfortable sofas, an armchair, and a cosy woodburner for the winter months.
Garden Room – Sunny, south-facing room with a large sofa and armchair, perfect for morning coffee or a quiet afternoon read.
Study – Spacious with a large desk/chair, perfect for working from home. Fast WiFi throughout the house.
Cloakroom/WC – Includes a built-in washing machine and tumble dryer.

First Floor:
Super King Bedroom – (Large zip & link bed converts to two full-size singles on request – please ask when booking) with drawers, wardrobe, and hairdryer.
King Bedroom – Drawers, large wardrobe
En-suite - shower, sink, WC, heated towel rail, and hairdryer.
Twin Bedroom – Drawers, wardrobe, and full-size single beds.
Family Bathroom – Large deep bath with shower over, large sink, WC, and heated towel rail.

For Little Travellers:
We can provide a travel cot, baby bath, changing mat, step stools, stair gate, high chair, toddler bed guard, child’s dining chair, children’s tableware, and cutlery, plug-in night lights, plus a selection of toys and books.

Included Amenities:
We provide high-quality cotton bed linen, towels (not for the beach), tea towels, 2 toilet rolls per WC, liquid hand soap, washing-up liquid, dishwasher tablets, a small amount of washing detergent/fabric conditioner, and basic cleaning supplies.
A starter basket of logs is provided for the wood burner (Oct–April).

Outside:
The cottage has a large, private, south-facing decked terrace with outdoor chairs, sun loungers, a parasol, and comfortable dining furniture. There’s also a gas BBQ, perfect for al fresco dining after a day at the beach. The fully enclosed garden with lawn and flower beds offers plenty of space to safely store bikes and surfboards.

Parking:
Driveway parking is available for up to 3 cars.
(Please note: there is no EV charging on site, but it is available locally.)

Key Collection:
Keys can be collected in person or from a key safe. We live nearby and are happy to offer local recommendations or advice.

Pet Policy:
Sorry, we do not accept pets.

Booking Information:
In peak season, our usual changeover day is Friday. Other days may be available by prior arrangement – please ask.
From October to Easter (excluding peak holiday periods), we can often offer 3-night weekends or 4-night midweek breaks, and occasionally 2-night weekends. Please contact us for details, and we’ll do our best to accommodate your request.
