Arniss Farmhouse is a 19th Century Farmhouse boasting a superb location with direct access to the New Forest and breath-taking views of open countryside. It’s open plan layout accommodates 12 guests making it the perfect base for friends or extended families to come together to enjoy the New Forest. The ground floor has a large open plan lounge with wood burning stove, a dining area which comfortably seats 12, a conservatory, a large well-equipped kitchen, a utility and cloakroom, a games room, and a double bedroom with en-suite shower, ideal for those with mobility difficulties. Facilities include two Smart TVs with Sky, WiFi throughout. On the first floor there is 1 double en-suite bedrooms, 1 ensuite bedroom that can either be 1 king size or 2 singles, a family bathroom and a twin room. The second floor attic has 4 single beds. The front bedrooms and loft have views of the New Forest. En-suite Bedroom annexe that sleeps 2 available at 15% of rental. Shepherds hut also available that sleeps 2 in either 2 singles or 1 king size for 15% of the rental.
Outside there is a BBQ and patio with seating for twelve, private gardens, children's play frame and trampoline, fully enclosed dog proof paddock and ample parking. A permanent 4 - 6 person hot tub is available to hire at £400* for the week or £325* for a short break. Beautiful walks and cycle routes are all literally on the doorstep, with deer grazing in the surrounding fields. There are two pubs and cycle hire within walking distance. The town of Fordingbridge is a short drive away with supermarkets, shops and a selection of pubs and takeaways.

By Lucy Tang on 30-Apr-2025Very good communication to start and throughout our stay. The house was perfect, exactly as described and had enough plates, cups etc for everyone. The house was very clean. The WIFI was not the best but as to be expected in the countryside. Also the pool table had seen better days but still kept the children entertained. Very good pub in walking distance. Would definitely recommend the house.
What an amazing farmhouse & lodge
By Sandra Roche on 01-Feb-2025What an amazing we time we had. We rented both the farmhouse and the lodge for a family get together & birthday celebration. There were 17 of us & it all worked perfectly with the sleeping arrangements. We would eat in the farmhouse on the huge dining table & had plenty of room to all move around. It was great sitting in the conservatory too. Having a games room was a real bonus, especially for the fellas. The surroundings are beautiful & being next to an equestrian centre was perfect as we loved to see the horses. Walking on the moors & through the New Forest to see the wildlife was amazing. The staff were also very helpful when I made the booking, nothing was too much trouble & the welcome packs & flowers were lovely. Would definitely recommend both these properties & would love to go back some time.

Short Stay Homes have made improvements to the property and maintain it in first class condition. On a previous occasion we had an issue which was resolved to our complete satisfaction.

Grandchildren loved the games room, playground and trampoline. Adults enjoyed the hot tub. Very peaceful location. Would definitely recommend.
