Villa in Cozes, Nr. Meschers, Royan, Talmont, Saintes, Charente-Maritime, France - Quiet Rural Location Close to several fantastic beaches
Our holiday home will provide a tranquil setting with all the comforts of your own home. You can dine 'alfresco' on the rear decking with the morning sun or on the front patio in the evening where you can use the large BBQ, There is a comfortable lounge with sofas and TV with a variety of options including Netflix and Amazon TV, free Wi Fi and indoor dining area and a large well equipped kitchen with patio doors leading to the front patio. There is a further rear patio with sunbeds. The large fully enclosed gardens have a gate and provide a secure garden for children and pets and secure off road car parking. We have a swingset and trampoline for children and garden games, On the outskirts of the charming town of Cozes with a boulangerie close by (with 24 hr vending machine) Cozes also has an ancient covered market and various shops, takeaways and bars including a brand new large supermarket with 24hr petrol, there is also a chemist and medical centre and an English speaking Vet nearby for your pet requirements. There is also a council run open air pool and tennis courts. There are several fantastic beaches nearby. Final Cleaning Service available Fully fitted and equipped for 6 people in 3 bedrooms (there also is a babies cot and high chair if required) each bedroom has a radio clock alarm or CD player. The house has electric radiators if required so the property is suitable for out of season breaks. It is also ideally located for your own property search in the sun. A free welcome pack to provide refreshments after your journey.
Bedroom 1 with king size bed wardrobe/drawers and ceiling fan with patio door to front garden and optional Travel cot. Bedroom 2 with king size bed wardrobe/drawers and ceiling fan. Bedroom 3 with 2 single beds wardrobe/drawers and ceiling fan and patio door to rear decking.

Main bathroom with shower over full size bath and WC and a further separate shower room with modern sink unit, glass shower cubicle, WC and washing machine. There is also an ironing board and iron if required

Lounge/Dining area with satellite and Firestick TV with free-sat British channels also Amazon Iplayer etc and DVD player, excellent free wifi, sofas, coffee/chess table, dining table and 6 chairs also a selection of games and books and DVDs. There is a First Aid box

Large kitchen with double sink, ceramic hob, large fridge freezer, dishwasher. microwave/convection oven Tassimo coffee machine and with all the usual kitchen equipment, crockery, cutlery and glasses to cater for up to 8 people.

Patio doors lead to large tiled front patio and garden with outdoor dining area with table and chairs and a large brick BBQ. There is a large decking area at the rear of the house with additional table and chairs and an additional rear patio for sunbathing etc. Reclining chairs & sun beds are available and a new swingseat. There are swings and a trampoline for children. There is a selection of garden games boules, garden jenga etc. Beach parasols, Beach shelter and Beach chairs are also available if required. The large fully enclosed gardens have a secure gate and are safe for children and dogs and there is ample off road secure parking for up to 3 cars. Pets are welcome. Smoking is only allowed outside.

Bed linen, duvets and bathroom towels are supplied but not beach towels. the house will be cleaned before you arrive, we would like you to leave it as you found it. Changeover day is Saturday but can be flexible out of season. Arrivals are from 4pm Saturday Departures by 10am. It is expected that the house is to be left in the same condition as arrival but a final cleaning service is available at a cost of £75.
Booking notes
If you would like to book we require 25% deposit at the time of booking, followed by the remaining balance 6 weeks before the commencement of your holiday. A refundable security deposit of £150 is required before arrival. Smoking is not permitted in the villa.
Discounts are available if you only require 1 bedroom ask for details
A final cleaning charge of £75 can be arranged if required
Coast/Beach
The house is about 5 miles from the medieval coastal village of Talmont (recently voted one of the most attractive villages in France). Close to fantastic beaches at Meschers (8 miles), St Georges de Didonne (9 miles) and St Palais sur Mer (15 miles). About 11 miles from Royan, a large cosmopolitan seaside resort with beaches, marina, market and a multitude of bars & restaurants. There are further secluded beaches along the Cote Sauvage and Isle de Oleron, Isle de Re, and La Rochelle
Ideal for Cycling and walking holidays there are many good cycle routes available locally and cycles can be hired - if required for delivery to the house
How to get there
Close to airports at La Rochelle (1 hour by car), Bordeaux (1 hour by car). Approx 360 miles from Le Havre and 490 miles from Calais/Dunkerque. Use of a car is recommended
