Description

Detached with private pool in grounds of nearly five acres of garden, woodland and wild areas, in the beautiful Lot Valley.

Situated in rolling countryside, yet within only five minutes drive from the market town of Laroque-Timbaut, this pretty detached and totally private three bedroom stone built holiday home, that retains many of its original features, including exposed stonework, beams and pale blue shutters, is located mid-way between the medieval towns of Agen, the capital of Lot-et-Garonne, and Villeneuve-sur-Lot.

Entry into the largely open-plan accommodation leads to the dining area, which is double height to the roof and has a wood burning stove. Off this is the breakfast bar and large well equipped kitchen, plus one of the two downstairs double bedrooms. Steps lead from the dining area and through patio doors to a covered terrace - the ideal place for enjoying leisurely outdoor meals. The comfortable sitting room, with feature open fire place, has TV with FreeSat, DVD player, lots of DVDs and an ipod docking station. The second double bedroom leads from the sitting room.

Also on the ground floor is a separate WC and bathroom, with large shower, bath and basin. Adjoining the bathroom is a utility room, which is also accessible from the outside, housing another fridge/freezer and the washing machine, plus a second WC.

From the kitchen, rustic wooden open tread stairs lead to the mezzanine floor, with additional seating, TV and DVD player, board games, and a huge selection of books for holiday reading. The third bedroom, with a double and single bed, is accessed through a low doorway from the mezzanine. This charming bedroom is set into the eaves of the original barn and therefore has restricted height in parts of the room.

To the front and rear of the property are two terraces, ideal for positioning the charcoal Weber BBQ. For the energetic, there is boules, badminton and table tennis. The kidney shaped swimming pool, which is fully fenced and alarmed, is ideal for children and adults alike, with wide steps leading to distinct shallow and deeper water areas. Pool loungers, parasols, pool toys and swimming towels are all included.

With easy access from Bergerac (60 mins.) Toulouse (90 mins.) Bordeaux (110 mins.) and Brive (120 mins.) airports, Cap del Bosc makes an ideal base for exploring some of the old medieval Bastide villages and towns nearby, such as Pujols-le-Haut, Penne d'Agenais and Villeneuve-sur-Lot. The area is also ideal for walkers and cyclists, or for those that like to canoe or Kayak, as the rivers Dordogne, Garonne and Lot are all within easy driving distance – taking a picnic to enjoy on the banks of the river as you journey down stream is one of the highlights of summer holidays in South West France.

Beautiful and tranquil

Fantastic villa/cottage, one of the best we've stayed at. Equipped for families with everything you could want to make it feel like your home. Those little extra touches like citronella candles, DVDs, toys, inflatables and so many other things that others just don't do made this somewhere we'll visit again. Vast grounds to walk round in, kids can run wild and really let loose here. Pool is clean and well maintained. Sun is off the pool after around 6 which in high summer is lovely. Outdoor covered seating area overlooking the grounds is a nice spot for dinner and a glass of wine. Cap Del Bosc has plenty of room inside for rainy days and also an under cover table tennis table. So if you don't get the weather it's not a disaster. Very private, down it's own lane and not overlooked at all, we valued this tranquility. We saw a few deer and hares in the garden along with red squirrels. It feels very rural but too have a mini supermarket around 6 mins away which has everything you'll need. Or 15 mins you're into Villeneuve Sur Lot with it's multiple choices of huge hypermarkets. We visited Pujols old town and many local bastide towns all within half hrs drive. We've stayed at half a dozen gites, villas around the Lot et Garonne region and can say this was by far the best. We were a couple but feel it would absolutely be an amazing family getaway too. Really felt like the owners wanted you to have a great time without worrying about anything because it was all there for you. Absolutely spotlessly clean and in good order.
