Lynmouth Holiday Cottage surroundings
Estate agents say the 3 most important things when choosing a new home are “location, location, location”. If the same applies to a holiday home, Water’s Edge is surely perfection. Situated within Devon’s Exmoor National Park on Devon’s Heritage Coast near the Somerset border, the cottage sits right on the bank of the East Lyn River. This is in a deep tree-lined gorge with a spectacular riverside walk to the world-famous Watersmeet beauty spot and just a short stroll to the picturesque harbour.
At the front is a small sun-trap garden and views over the river to the wooded hillside. At the rear is a dog secure (unless a mountaineer!) area with a grassy bank and woods above. Outside seating is moveable for side, front or rear use. Driveway parking is level and for 2 cars.
Walk left out of the cottage and you are on the Watersmeet walk which follows the river past rapids and waterfalls. Plenty of spots for children to play in shallow water, rock climbing, dog splashing and angling. Kayakers enjoy white-water in winter when levels are higher. A heron can often be seen looking for dinner. A lovely circular walk of between 1 and 2 hours can take in a cream tea at Watersmeet.
Turn right out of Water’s Edge cottage and the harbour with its gently bobbing boats and thatched cottages is just about 200 level yards away. Here also are the Manor Grounds on the sea edge with beach, tennis and children’s playground. Plenty of places to enjoy a drink or a meal and also, in the sister village of Lynton, by the unique water-powered cliff railway or by footpath.

Easy level access into slate floored utility room (plus loo) ideal for sorting wet dog or clothes. Through the fully equipped kitchen into an open plan dining/lounge, comfortably furnished, flat screen, DVD, a real fire if you wish plus electric stove style fire offers an alternative to the central heating (which is at your control).
Upstairs, the spacious master double has its own en-suite bath and shower over, basin and shaver socket. At the side is a spacious twin which looks down the valley. At the rear is a much smaller double (full size bed) and a family bathroom - large shower cubicle, basin, loo, shaver point, hairdryer. Towels and linens all supplied.
