Description

Enjoy a peaceful holiday in this beautiful character cottage, tucked away in Kingston village, just a short walk from Wonwell Beach and the South West coast path. The stunning Erme Estuary, popular for swimming, canoeing and paddle boarding is a twenty minute walk away or 5 minutes by car.
Arrive, unpack and enjoy your complimentary welcome pack, whilst relaxing in the garden or snuggling around the log fire.
Kingston village, with its many thatched cottages, has a pub, church and children's recreation park, all within walking distance of the cottage. The magnificent South West coastline, offers fine coastal walks, beaches and coves, with sailing at Salcombe, Dartmouth, Totnes and Newton Ferrers. For golf enthusiasts, 18 hole golf courses are available at Thurlestone and Bigbury, and Dartmoor National Park is within easy reach to the North. Indoor and outdoor tennis is available at the local towns of Ivybridge and Kingsbridge, with water sports facilities and lessons at Kingsbridge, Bigbury on Sea, Salcombe and Bantham. All within a 20minute drive.
The picturesque Georgian town of Modbury, only 3 miles away, offers a good range of local shops including a butcher, baker, grocers, chemist, delicatessen and a number of gift and antique shops. The larger waterside town of Kingsbridge, has large supermarkets, a cinema and leisure centre.
Clematis cottage has private, off-road parking, its own entrance and private front and rear gardens. Located in a conservation area, the gardens are full of interesting plants and trees with several seating areas. Steeped in history, the cottage has many original features, including Kingston’s last remaining donkey house!

Originally a potter’s cottage, Clematis, has front and back doors from the gardens. The front garden has a terrace with table and chairs and the rear garden has a picnic table and barbeque. The rear door opens into a utility room with storage, a washing machine and tumble drier. The cloakroom with WC and wash hand basin leads off this room. A door from the utility room leads to the attractive dual aspect, fully equipped kitchen and dining area with doors to the terrace. Next door is a large sitting room with an open fire and exposed beams. On the first floor are two en-suite bedrooms, one with a super king size bed (or twin beds if required), the other is a double bedroom (king sized bed) also en-suite. Both rooms have views over the garden and the village.

Quality linen, towels, electricity and heating costs are included in your stay, together with a supply of logs for one night. We also provide a range of cleaning products, including dishwasher tablets for use during your stay. Tesco, Sainsbury and Waitrose deliver groceries to the cottage, postcode TQ7 4PN. Please feel free to arrange a delivery from 11am on the day of your arrival, but please let me know in advance and I will arrange for frozen and fresh products to be put away for you. Private catering, baby sitting and dog walking is also available by arrangement. The cottage has a good broadband internet connection and private parking, within the grounds of the property. Lockable storage is available for bikes and beach equipment. Additional parking or boat store is available at our own home a 15minute walk away. Please note, smoking is strictly forbidden in this property and the grounds.
The cottage and the area is incredibly dog friendly with our local beaches and pubs welcoming dogs throughout the year. Please note, there is a £10 dog charge per dog.
Please note, Clematis cottage is very old and some of the doorways are small - just a note of caution for taller guests!
Prices shown, a for a weekly stay and are inclusive of your welcome pack, all bedding and towels. Please bring your own beach towels.
Check in time is from 4.00pm, but you are welcome to drop off luggage from 11am and ask if an earlier check in time is possible for your dates. Check out time is by 10.00am prompt please on the day of your departure.
Whilst a minimum7 night stay is stated, shorter breaks are accepted out of peak season. Please contact me to discuss your requirements.
Please note, the boat, bicycle, water sports, golf and tennis mentioned in these details are not included with the property, but are payable locally.
Minimum stay of 7 nights during peak season, with Friday being our changeover day. At other times, we will accept short breaks.

We've had a lovely few days at Clematis Cottage which we found to be very spacious, comfortable and well-equipped. It's set in a beautiful village, with the local 'Dolphin Inn' only a short stroll away. It's a fantastic area to explore and we've enjoyed plenty of walks, visits to nearby places and meals out - The Oyster Shack being a highlight. If you enjoy staying in cosy cottages, love peace and quiet and beautiful surroundings, we'd definitely recommend a stay at Clematis cottage. Hayley

We had a lovely stay, the cottage was a little off the beaten track but that added to its tranquil charm. Liz was a lovely host, on hand to answer any questions and made sure we had everything we needed, and the wine and cake/biscuits were a lovely add on. Would highly recommend :)

Fabulous long weekend. Both hosts lovely. Welcome gifts of wine and cake were a great touch, thank you. The village is quiet and friendly with a good pub, pizza Friday night currently. Lots of walks in every direction. Close by stunning walkable beach. Amazing food at The Journeys End, Ringmore, quick drive or 50 min each way walk. Cottage cosy and incredibly clean. Two sitting out areas for morning and afternoon sun. Recommend.

Clematis Cottage is lovely. Big kitchen, comfortable sitting room, two big bathrooms and comfy beds. Gardens are dog safe and adjoining neighbours have two dogs and we were able to chat over the fence. Sunny and dead quiet. Parking for one car. The cottage has the huge benefit of being 1.5 miles (footpaths or drive and hope you can park) from Wonwell Bay on the Erme estuary. In our opinion one of Devon’s best coastal locations. We appreciated the welcome gift of good wine and dog biscuits etc. Thank you. We don’t say this very often - we would like to return to this location and would book this particular cottage again. It was a very restful 5 days. The time was further enhanced by five consecutive days of blue sky, sun and warm weather in April. In summary, a faultless experience and a cottage which can be booked with confidence.

A lovely cottage, in a lovely village, in a lovely area. The natives (and their dogs) were friendly; the local pub (the Dolphin) had charm and atmosphere; the local beach (Wonwell) was spectacular; the hosts (Liz and Jerry) were welcoming, helpful and informative. The cottage and its garden were charming and peaceful - exactly what we wanted - and exactly as described. The chocolate fudge cake, bottle of wine, crisps and milk were all very welcome. Really delightful, and we are planning to return, soon. (Our slight initial difficulty finding the cottage was entirely due to relying on GPS which dropped us at an unmarked crossroads about 200yds away from the cottage rather than on the hosts' instructions. .) Clematis Cottage is a really nice place to stay. Lovely village location with very friendly locals.The cottage is very spacious, clean and comfortable, en suite’s in both double bedrooms. Liz is extremely helpful and nothing was too much trouble. Lots of information on where to eat/visit etc. We thoroughly enjoyed our stay and wouldn’t hesitate in recommending it. The only disappointment was the local pub wasn’t serving food as they’re looking for a chef!
