2 Beautiful Barn conversions. The Barns make an awesome holiday location and are perfect for large family get togethers or 2 families. Great Barn is a very large 3 double bedroom barn conversion that is made for entertaining. There is a beautiful oak beamed reception room with a very large oak table for large scale entertaining. There is also an enormous oak beamed lounge. Both have wood burning stoves and are full of character. Middle Barn is just across the pretty cobbled courtyard and also contains a very large reception room with a woodburning stove. Middle Barn has 2 double bedrooms with a further mezzanine level (restricted head height) that can sleep 2 children if required. Both properties have 2 modern large bathrooms each and kitchens with everything you need. A feature of the property is the pretty cobbled courtyard. There are separate decking areas for BBQs and a beautiful gazebo for chilling outside.
By having both Barns together large extended families or friends can get together without being on top of each other...both barns are very spacious and by having them each across the courtyard from each other more privacy can be gained if required.
Please not by booking via Simply Owners you are saving over £500 per week in the summer holiday period versus booking via Airbnb, Vrbo etc. We do not price up on Simply Owners and pass on ALL the saving to you...our guests. During school holidays we prefer weekly bookings however please also note that we will look at weekend bookings for family events and get togethers and these are priced accordingly depending on the time of year, please don't hesitate to email or call.

There are parking bays for 2 cars opposite so the courtyard remains free of cars. If required you can park in the courtyard.
All in all Great Barn and Middle Barn offer a magical base for a holiday...lots of character...all the facilities...a beautiful setting...all near to some of the best beaches the UK has to offer.
BEACHES
If it is a bright sunny day – head for the beach. The Barns are blessed by being near many great beaches on three points of the compass. Indeed The Sunday Times recently listed 3 local beaches as being in the Top 50 in the UK. The Barns are centrally located for all 3.
They are as follows :
BIGBURY/BURGH ISLAND (to the West of the Barns)
This beach has everything – even a romantic island with its own pub on it - The Pilchard Inn.
Even the drive there is very pretty (although adventurous). Drive through Kingsbridge towards Modbury. The quickest way is via the tidal road. It gets covered at high water so work out when to go – don’t get caught out. There is another route although slightly longer.
Once you arrive you can park at the main car park or a farmer has opened up a field and will charge for the day. There are plenty of facilities.
BLACKPOOL SANDS (to the East of Great Barn) Not to be confused with the other Blackpool ! To quote the Sunday Times ‘This is a gorgeous spot. Scrupulously clean and oh so fashionable for the latte drinking classes’. The beach is surrounded by exotically wooded cliffs and has a diving platform anchored in the bay.
SOAR MILL COVE (south of Salcombe)
The Sunday Times travel editor’s favourite beach on the planet !!! Drive beyond Salcombe and park in the public car park just before the Soar Mill Hotel and follow the path to the beach.
However the list of beaches doesn’t stop there. There are many more to choose from…and most of which are as good or better than the 3 above.
BANTHAM
On the other side of the River Avon to Bigbury, Bantham is the surfers beach. If there is a Westerly/Southerly wind the swells come straight in to Bantham beach and the surfers will be there in force. Great for Boogie boards as well as Surf Boards. You can have lessons on the beach or just take your own boards. Obviously great for just swimming in the waves too ! Surfboard hire available.
BEESANDS/HALLSANDS (to the East of Great Barn and our nearest beach)
A long stretch of beach that is sheltered from Westerly winds. Beesands boasts the Cricket Inn on the sea front and the Brittania sea food restaurant (both excellent food. The beach itself shelves steeply so good for swimming. Hallsands is the next beach up. Walk along the coast path to Start Point and the light house and you will come across the unique ‘missing’ village – washed away after a large storm. The history is fascinating.
BEACHES IN THE ESTUARY
To the west of Great Barn you have Salcombe estuary. Opposite Salcombe there are a number of beaches that merge together at low tide. They are all sandy and safe for the kids (although watch out for tides running sideways across the beaches). There is a café on the beach that sells ice cream and coffee. There is also a small passenger ferry that can take you across the water into Salcombe for a spot of lunch.
The beaches in the estuary are as follows :-
MILL BAY
Park at the Mill Bay National Trust Car Park. We have always managed to get parking here – even in the height of summer. Mill Bay is a large sandy beach in the sheltered estuary. Good views of Salcombe.
SUNNY COVE
A walk South along the coast path brings you to Sunny Cove. This is a lovely curve of sand surrounded by rocks.
SMALL’s COVE & FISHERMANS COVE
At low tide really just extensions of Mill Bay. There is a café at the top of the steps. This is also where you get the foot ferry to Salcombe.
BEACHES SOUTH OF GREAT BARN
Directly south of Great Barn are a number of small, pretty sandy beaches hidden between rocks. They are as follows :-
LANNACOMBE
Reached by a very narrow lane. There is a small car park that opens out onto a pretty stretch of sand between cliffs.
MATTISCOMBE
A 1km walk from start point. This is again a pretty sandy beach.
GARA ROCK
Reached by a 10 minute walk from the car park at the top. At the top there are also the Gara rock apartments and café complex. The café is a must on any visit. Amazing views and good food too.
After going to any of the above we find it very pleasant to stop off for afternoon tea at ALLINGTON HOUSE
There are many others….SLAPTON SANDS and HOPE COVE to name just two……
If it isn’t a beach day there is plenty more to do
SALCOMBE
A favourite with the sailing set. It is always busy with lots of fashionable clothes shops, pubs and restaurants. You can quite happily while away an afternoon walking down the high street with a Salcombe ice cream. This is also the place to hire boats or organise fishing trips.
DARTMOUTH
Also full of boats. It is perhaps for real sailors rather than those that just want to look the part.
DARTMOOR
If you tire of the coast there is the most magnificent National Park just 30 minutes away. We would thoroughly recommend the RIVER DART COUNTRY PARK. This is set within the park and offers a host of activities and adventures including High ropes, low ropes, zorbing, canoeing and even a Pirate Ship !
EATING OUT
Each time we arrive at the Barn we have a tradition of eating out that evening at the CRICKET INN at BEESANDS (01548 580215). The pub generally does really big portions of very good food. All very reasonably priced. You can also try the MILLBROOK INN (01548 531581)at SOUTH POOL. Best to book in advance for both. In Kingsbridge there is the CRABSHELL INN (01548 852345). This is aptly named as if the tide is in your little nippers can try and catch their own little nippers off the quay. The CRAB INN even sells crab lines and buckets. For an afternoon out we would recommend the Café at GARA ROCK (01548 845946). The food is good and the views amazing.
WALKING
There are many walks in the area, but the Coast Path is the one to do. The walk to the lighthouse at Start Point is very good. You start at HALLSANDS and pass the fascinating LOST VILLAGE before reaching the light house.
CYCLING
The lanes are great for cycling – and it is almost as quick to cycle TO BEESANDS as to drive.
