Description

300 year old cottage set in a superbly quiet position in the peaceful village near Newport with views up to Carisbrooke Castle. At the rear of the cottage there is a brook with seating where you can watch the kingfisher catching his breakfast. There is
a small level patio running along the length of the cottage along side the brook, overlooking the old mill. The brook is fenced off and gated therefore safe for young children. The front garden is laid to lawn & flower beds where there is a patio area with a table that seats 8. There is parking for 2 cars at the front of the cottage, with additional parking a short distance further up the lane. There are numerous bridleways & footpaths through to the countryside, directly from the cottage & of course Carisbrooke Castle is only a short walk away, where in the summer months special activities are arranged for children. There is a village shop (Co-op) It is a short walk over the Forde and has a Post office where you can buy your newspaper. Outside the Co-op is the bus stop with a bus service into the Principle town of Newport for all the main shops. IOW is a network of small country lanes & nowhere is very far, including the beaches - it just takes a little longer! We regret that we cannot accept pets. It is not that we don't love them, we have children who come who have allergies.

During July and August we are offering a £50 refund which we hope will help go towards the ever increasing cost of the ferries. Payable after the holiday.

GROUND FLOOR

1 King size double bedroom with ensuite bath room and WC
1 Twin bedroom with an additional put u up bed for the
8th guest if required. Hand Basin.
1 Single bedroom with hand basin

The cottage is over 300 years old so the staircases are steep and the ceilings low!


From the front door, you enter into a spacious double aspect dining room overlooking the brook with beamed ceiling. A large table, comfortably seats 8. There is the use of a high chair & a toddler chair.

UPSTAIRS

The stairs in the dining room lead up to a shower room and 3 bedrooms. One single bedroom, with a hand basin, a twin bed room with hand basin and a kingsize bedroom with ensuite bathroom and WC. From this bedroom there is another staircase leading to the ground floor. This bedroom can also be accessed independently, from this staircase.

GROUND FLOOR

From the Dining room, there is a double aspect living room which is comfortably furnished. There is a wall mounted TV. From the living room there is a small lobby area (small step) that leads to the 4th bedroom which has a double There is a separate shower room (small step) and WC.

KITCHEN

The kitchen is well equipped. There is a gas hob and oven, dishwasher, microwave, fridge freezer. There is a separate Utility which houses the washing machine and tumble drier.

The price includes bed linen, towels and dishcloths. Also included are loo rolls, kitchen paper towels, washing powder and dishwasher tabs, washing up liquid, etc.,

OUTSIDE:

The cottage is situated in a quiet lane and sometimes you can hear the donkeys baying from the castle. The surrounding area is a Conservation area of outstanding natural beauty. The lane has easy access to many walks and of course, Carisbrooke Castle is a short walk away. Many folk use the lane to exercise themselves - and their dogs! The brook runs along the back of the cottage and has shallow waters that run crystal clear - so clean that it attracts kingfishers. In the summer children have a lot of fun paddling around in the Forde, searching for small fish. We provide fishing nets for this!

The front garden is small and enclosed. The lawn area is elevated and accessed by 2 stone steps. There is a patio area outside the kitchen door with table and chairs to seat 8. As the cottage is thatched, we do not recommend having a BBQ.

TERMS & CONDITIONS

*Prices quoted are for one week or part thereof
*Holidays commence on Sat from 3.30pm and we ask please, that you vacate by 10.00am
on your departure date. Mid and Low season commencement dates may vary by arrangement. Prices are based on 7 sharing, but we can be flexible on price in the low season to reflect the number of guests staying a the cottage.
*Prices include all linen and towels, electricity, gas and gas central heating.

*Payment.: 25% of the total rental at time of booking to secure your dates and the balance 60 days before your visit.
If the booking is made within 60 days of the commencement date, then the full payment is due on booking.
We reserve the right to re-advertise your holiday, should the balance payment not be received within the 60 day period.
Personal Insurance & Cancellation Cover. We strongly recommend that you take out your own personal insurance at the time of booking to include cancellation cover. If your holiday is cancelled more than 60 days before your holiday is due, your deposit will be fully refunded. .

If cancellation is less than 60 days before, payments made are non refundable. However, every effort will be made to re-advertise your holiday, which will be offered at a reduced rate. Any money received through that booking will be refunded on the cancelled holiday.
Earliest notice of cancellation ensures greater success of re-booking.

Breakages. We do not take a deposit for breakages but all breakages must be reported before leaving. Depending on the extent of the loss, an invoice for breakages (or replacement keys) will be sent to you .

Beautiful, characterful cottage in central location - thoroughly recommend

We loved our stay in this beautiful cottage and would definitely book again. It is full of character and we didn't mind the steep stairs and slightly quirky upstairs layout, with optional access to the double room through the twin-bedded room. The downstairs bedroom and shower room were fantastic for one of our group who was recovering from a hip replacement. The cottage's kitchen is exceptionally well-equipped and we felt that the owners were very generous in leaving substantial supplies of loo paper, dishwasher tablets etc, as well as the use of kitchen essentials such as cling film, foil and sandwich bags. The beds were very comfortable and, once the initial problems with the boiler had been resolved, the cottage was very snug and warm on damp, rainy days - but also cool and welcoming when it was hot. There are plenty of separate spaces to gather if you are a large group - the sitting room is comfortable and there is a wonderful, large dining table which was our main 'sit and chat' space. The front garden is really beautiful and well-kept, with a large gazebo to provide shade (and rain protection). Despite having the lane running past it, it doesn't feel at all overlooked and is very peaceful. We didn't sit on the narrow terrace at the back of the house, but the sound of the stream running past there is very relaxing. Parking in the cottage driveway is quite tricky with a large car - it would be much easier if the hedge could be trimmed back by about a foot! - and it is hard to get the whole car entirely off the lane - but the owners kindly told us that we could park on a wide driveway two doors up the lane, which was perfect for us. The access route to the lane (from Castle Hill) is quite narrow with a tight turn at the end, but it is all fine if you drive slowly and we became very used to it. The lane where the cottage is situated is very quiet (no cars come through as it has a ford at the end, right outside the cottage which is width-restricted and too narrow for cars to pass). Carisbrooke was the perfect location for us, as we were walking the coastal path, so it was central for all our start and finish points each day. Nowhere was more than 35-40 minutes away and most places were 20-30 minutes away. One of our party also found the local bus service good. Carisbrooke has an excellent Co-op (5 minutes' walk from the cottage and made a huge difference to our stay) as well as a couple of good restaurants, though you should book in advance - we wished we had done so on our first night. I would really recommend this cottage and would love to return, perhaps with family next time. Initial teething problems with the boiler were well resolved by the owners, who were prompt and helpful with all their communication and made all access arrangements with trusted tradesmen on our behalf. We felt very lucky to stay here and, if you aren't looking for a sea view or short walk to the beach, you couldn't do better than this!

A perfect holiday

We had the most wonderful week, the house was so homely and comfortable and had everything we needed and more including incredibly comfy beds! The location was superb with many amenities within easy walking distance and a babbling brook to enjoy right outside. Being in the middle of the Island, we found that nothing was more than a 20 minute drive away! We couldn't recommend the property more to anyone wanting a relaxing holiday and a great base for exploring the beauty of the IOW. Thank you so much for a wonderful say x PS We had no issues with parking and we had two SUV sized cars :-)

Amazing stay in Carisbrooke

We all enjoyed our stay in this delightful thatched cottage in Carisbrooke on the Isle of Wight, it was nothing short of magical. The cottage provided a perfect blend of traditional charm and modern comfort, making it an unforgettable experience. The Cottage: The thatched cottage was a picture-perfect retreat, with its little stream flowing past and cozy interiors. The cottage was immaculately clean and well-maintained, the seats facing the brooke, made enjoying a glass of wine or a morning tea a pleasure. The front garden was perfect for enjoying breakfast surrounded by blooming flowers and the soothing sound of the water. Location and Surroundings: The cottage was ideally situated for exploring the Isle of Wight, with the iconic Carisbrooke Castle just a short walk away. The castle's imposing presence and fascinating history made it a must-visit during my stay. Exploring the Isle of Wight: Staying in Carisbrooke allowed easy access to the rest of the Isle of Wight. We took several scenic drives to nearby beaches, coastal walks, and other historic sites. We also brought our bikes and body boards to make the most of being on the island's diverse landscapes, from sandy shores to lush countryside, offered endless opportunities for exploration. Returning to the cozy comfort of the thatched cottage after a day of adventure was the perfect way to unwind. We also visited Osborne House, Yarmouth, Cowes, Ventnor and Sandown, eating at some amazing restaurants including ‘The Hut’, ‘Smoking Lobster’, ‘Spyglass Inn’ and an excellent pizza at ‘Salty’s’. Thank you Ken and Gill for being super hosts!

Great stay

This is one of the best equipped cottages we have stayed at. Lovely and clean and very quirky as you would expect for a cottage this old. Just make a note of where all the little steps are . Follow the owners instructions on how to find the place as the sat nav takes you to the other side of the ford with no way to get across. We could only fit in our suv but not a problem as we shown parking for our other car just a minutes walk away. Do not eat at the Angel in the high street, awful, but the eight bells has lovely food and well worth a visit , just 7 minutes walk away. We fully enjoyed our stay and would recommend to anyone.

Cottage holiday

The cottage was ideal for us with such a mix of ages. It was extremely well equipped, location more or less in the middle of Isle o Wight was perfect for outings. Quiet, but with a short walk into Carisbrook. Charging stations for electric cars nearby. And we loved the sound of the running water in the little brook behind the cottage. We all loved the cottage with it''s pretty front garden and good sized patio area.
