Barn Conversion in Hindolveston, Holt, North Norfolk - Ideally Positioned For North Norfolk Coast, Norfolk Broads And Norwich, Walking & Cycling.

Swallow Barn offers peace and privacy in a garden setting, where abundant wildlife includes owls - both barn owls and little owls - swallows and pipistrelle bats, as well as numerous garden birds and wild animals. It isn't unusual to see a young fox or pair of deer passing through! Buzzards and kites nest within half a mile. The garden at Swallow Barn is in full sunshine throughout the day, weather permitting(!), and benefits from some spectacular sunsets. It backs onto and overlooks the owner’s fields and farmland.

The property is spacious. It boasts a stunning beamed living room with three relaxing settees and large woodburner, which makes for cosy winter evenings; visitors can relax with a glass of wine in the conservatory overlooking the garden, and watch the evening forays of the barn owl across the field. The large master bedroom offers a king-size bed, TV and ensuite, whilst the second bedroom has two 3ft wide Myers divan beds. A comfortable M&S 4ft wide sofa bed in the living room completes the accommodation for up to six people. Free Wifi is provided.

Children and a maximum of two dogs over the age of 8 months are welcome at Swallow Barn. A cot option in the main bedroom is available on request, and a baby chair can be provided. The pine staircase seen in the photos leads to the owner's storage area, and is gated and locked at the bottom to prevent children accessing it. Dogs can run safely in the garden, which is surrounded by a post and rail fence, netted to the top, and gated to the road so it should contain even the smallest of dogs!. There is a bridle track for dog-walking a few hundred yards down the quiet lane from the property, and dogs will love the extensive sandy beaches at Wells and Holkham and local wooded walks.

The property offers gas central heating throughout, which makes it inviting and comfortable to stay in, whatever the season, as well as a wood-burning stove.

Swallow Barn is located some 6 miles from the Georgian town of Holt, with its excellent range of shops and restaurants. The many quiet lanes and off-road tracks are ideal for cycling and walking, while bird watchers will enjoy the local Raptor Point, Pensthorpe Nature Reserve and the Blakeney and Cley marshes. Blickling Hall and Felbrigg Hall – both National Trust properties – are about 20 minutes distance. Sandringham and Holkham Hall are easily accessible. Explore the North Norfolk Coast, with its clean, sandy beaches, as well as the Norfolk Broads and Norwich (30 mins), with its castle, theatres, shops and nightlife.

Within a 5-minute drive you will find: an excellent family-run butchery, 2 open-late general stores, scrumptious bakery (resist if you can!), fresh Cromer crabs and farm produce for sale, 2 takeaways and excellent food in pubs where dogs are welcome .

Whether you are looking for a family holiday or a romantic short break, you are sure to find lots to do in the area. Stunning Barn Conversion

Had a wonderful few days in this beautiful character property. The accommodation was spotlessly clean, well equipped and very homely. Loved the quiet location yet within easy reaches of the impressive Norfolk beaches. The sofas were very comfortable as was the bed we used in the main bedroom. But our favourite thing has to be the large log burner which made for very cosy evenings. Lovely to meet you Val, we shall be returning!

Lovely rural property

We were greeted by a very cheerful Val and shown round the property. The website does not do it justice. It was immaculate and everything worked. Although the weather was not as good as we'd hoped it was a pleasure to return to somewhere comfortable. The bed in the main bedroom was very comfy, and the towels in the bathrooms good quality. I only mention this as we have stayed in other properties where these things do not seem important to the owner. We found a lovely butcher on Val's recommendation, the meat was superb. I would definitely recommend this holiday home, it was just a pity we didn't get the opportunity to sit out in the tranquil garden.

Amazing property in glorious surroundings

Well worth the 648 miles drive to Swallow Barn. The property was everything and more than described by Val. Val was very helpful on arrival. Our first visit to Norfolk, hopefully not our last. We found Swallow Barn a lovely clean property in very tranquil surroundings, the daily visits from the barn owl amazing. Thanks Val for a great holiday and hope to see you again. Steve and Karen

We have just come home from swallow barn we had a great time the accommodation was warm, comfortable and homely with everything you needed. Sitting in the sun room was so peaceful.

Chilled out

Visited for the Easter weekend, and to celebrate a birthday. We were a family of 5 adults, the youngest 17 the eldest 75! The booking process was easy and after calling Val the owner emails were sent with accurate directions to the property and even place to eat. On arrival we were greeted and shown round by Val. The property was large, clean, beautifully decorated and tastefully restored-keeping some of the origional barn features. There was everything we needed in the kitchen, evenings were spent by the log burner with a chilled glass of wine or two! The conservatory was also lovely to sit in and I would think great in the summer along with the adequate enclosed garden area. Wifi signal was great, particularly essential for the younger members of the party, as no reception for mobile phones! We spent a lot of time touring Norfolk and we found it easy to get to places from the property. The only negative was that we could not stay longer. Would definitely return and recommended this hidden gem to others.

A great holiday cottage

We had to arrive a day late as my husband had a heavy cold but we were soon able to relax at Swallows Barn and Val was very welcoming. I can't really add a great deal to other peoples reviews but this is one of the best cottages we've stayed at. Everything is provided, beautifully clean and comfortably furnished with oodles of space for the two of us and our greyhounds. We are so grateful to Val for allowing us to bring them as they enjoyed the peace and quiet, plus the occasional sprint around the garden. We always take carpet runners with us to ease the wear and tear of dogs coming into the house so we can keep it clean. Thank you once again Val and we're just glancing at your dates for 2016.
