Description

This gorgeous Chateau is set in private and beautiful grounds of 12 acres hidden away from view as you enter down a long tree lined driveway from the front. Yet it is just a short walk into the centre of a bustling French bastide village with many shops, restaurants and bars.

The accommodation is spacious with plenty of charm and works well for large groups of families and friends. To the front of the Chateau are lawned areas and mature trees whilst the back of the Chateau offers a large, heated swimming pool with different terraces and a summer kitchen/bar area. There is good WIFI throughout.

For wedding guests, the Wedding Barn forms part of the buildings that enclose the pool area.
Accommodation

From the front of the Chateau, you walk up a beautiful spiral staircase into the main entrance hall. From here, you can enter the dining room which is on your right and can seat 12 guests (15 would be possible at a push). Through the Dining Room is a small but fabulous bar area set in the tower. On the other side of the Entrance Hall is the Study/Snug Room which has 2 desks and is ideal for those wanting a quieter space to work or just relax. The recently renovated Kitchen is on the same level and set at the back of the house on the right. The kitchen is extremely well equipped with a large island and all the modern conveniences you could require. It has French doors and steps leading out to garden/pool area.There is also a large living room with plenty of sofas and a large TV with UK and French television.

The Chateau is full of antique furniture, art and soft furnishings yet with a modern kitchen and modern appliances.

Bedrooms

Each bedroom has its own personality and care has been taken to make sure that each bedroom is well equipped. The Chateau has 8 bedrooms and these are set out as follows:

First Floor
Bedroom 1 has a super king bed (180cm) and windows looking over the front garden. It has an en-suite shower room in the tower.
Bedroom 2 has a king size bed (160cm) and again overlooks the front garden
Bedroom 3 has a large double bed (150cm) with views over the front garden
Bedroom 2 and 3 can be used as a family suite or bridal/bridesmaid suite as there is an interconnecting door between the bedrooms which can be kept open if required
Bedroom 4 is at the rear of the house and overlooks the swimming pool and terraces. It has a large double bed (150cm).
There is a large family bathroom with a bath and walk-in shower that is shared between Bedrooms 2, 3 and 4.
Bedroom 5 has a large double bed (150cm) and overlooks the swimming pool and terraces.
Bedroom 6 has a French double bed (140cm) and again overlooks the swimming pool, terraces and summer kitchen area.
Bedrooms 5 and 6 are side by side and share a shower-room which is ideally placed close by.

Ground Floor
Bedroom 7 is accessed through the study and has a king size bed and overlooks the front garden. It has an en-suite shower room.

Lower Ground Floor
Bedroom 8 is a small apartment with a separate living area, bedroom and en-suite shower room. There is access to Bedroom 8 from the main staircase or from the sunken garden.

Outside Living

Set almost in the heart of a beautiful bastide village yet hidden within stunning gardens that offer a calm retreat. The long tree lined driveway leads up to the front garden which is landscaped with a perfect circular lawned area in front of the Chateau and the entrance. To the sides are the sunken garden area and many mature trees and bushes. At the back of the Chateau, there is a large heated saltwater 12m x 6m swimming pool which is alarmed for safety.

Around the pool is a large terrace with plenty of recliners and parasols for shade. There is also a shower room and separate WC for ease of access from the pool area. To the side of the swimming pool is a summer kitchen bar area with a gas BBQ, pizza oven, sink and separate fridge as well as plenty of workspace.

In the Barn there is table tennis, board games and music system.

The Chateau is available as a wedding venue from 2026 and will offer a Wedding Barn which is full of character and set at the back of the Chateau providing a courtyard feel between the barn and the Chateau. The barn can seat up to 80 guests and offers the ideal place for dancing and a back up plan should the weather require it. There are separate toilets as well as a bar area.

Please note that the Chateau owners live on the estate in completely separate accommodation, approximately 60m from the Chateau and it does not overlook the Chateau or the pool. Your privacy is assured and the property is yours to enjoy as you will.

Local Area

This Chateau offers the best of both worlds. Set within the village of Eymet just a few minutes stroll to the bastide square with shops, bars and restaurants. Yet at the same time, you have the privacy of an exclusive spacious home, stunning gardens and a covered summer kitchen/bar area.

The village of Eymet has a weekly morning market each Thursday throughout the year and during the summer months there are additional night markets on a Tuesday and Thursday as well as many other different fetes and celebrations.

Within a short drive are some beautiful medieval villages such as Duras, Issigeac, Castillonnes, Villereal, Monflanquin. The Dordogne riverside town of Bergerac is just a 20 minute drive to the north. The Chateau is also ideally located between St Emilion which is about 1 hour to the West and Sarlat which is approximately 1 hour 20 minutes away.

There are activities to suit all ages and interests, foodies will enjoy the great local restaurants at the heart of France's centre of gastronomic excellence, as well as the wine of AOC Bergerac. The area has been described as the capital of world prehistory, and there is much culture to enjoy such as museums, caves, abbeys and chateaux aplenty.

Getting Here

The Dordogne riverside town of Bergerac with its International Airport is just a 20 minute drive north and the vibrant city of Bordeaux with a larger Airport is just a one hour and 30 minute drive to the West. Toulouse is slightly further away at just under a 2 hour drive and again is a large International Airport. Bergerac train station is approximately 25 minutes to the North whilst Marmande train station is 30 minutes to the South. Both have easy access to Bordeaux from where there are high speed trains to Paris and other destinations.
