A House for ALL SEASONS nestled on its own in beautiful green countryside near the River Nith six miles south of DUMFRIES..

This historic property SLEEPS 18 in 9 BEDROOMS - there are 14 BEDS.

KIRKCONNELL IS A LOW ALLERGY PROPERTY WITH ALL PETS BANNED.

VERY ECO FRIENDLY
All our electricity is 'green'. The vast majority is generated by a state of the art solar tracker located over 160m from the house while any top ups are from 100GREEN the leading green energy supplier. Plenty of LED light wherever possible.
The firewood has 'zero miles on the clock' as it is all collected from fallen branches and trees on our land or comes from our nursery.
No need to buy Spring Water, it is what comes out of our taps! Our private spring is tested annually and we use a UV light plus filters to ensure it is clean when it comes out of the tap.
There is no gas on site nor mains water or sewage connection.

FREE Firewood, Central Heating & Electricity plus Unlimited WiFi.
All BED LINEN is INCLUDED along with tea towels. Please bring your own personal towels
There is a large LOG FIRE in a wood panelled lounge plus full central heating throughout to make it extra cosy. The huge log store is just along the corridor, beyond the SCULLERY which has the 9KG washing machine, two driers, ironing board and extra freezer.

Situated on a single track former estate road we are just over ONE MILE from KIRKCONNELL FLOW restored peatland/woodland & also the beautiful village of NEW ABBEY but you can be parked in the centre of DUMFRIES in under 10 MINUTES - with free disc parking.
The QUIET RURAL LOCATION is ideal for families to walk, cycle and explore. There is a fully marked, circular walk from our gates to New Abbey where the award winning tea shop plus the pub and village shop all offer refreshments.
MABIE FOREST at the end of the road is part of the mountain biking 'magnet', the 7 Stanes. plus for younger visitors MABIE FARM PARK is always a winner.

There is a FREE external charging point , under cover in the courtyard, for e-bikes, e-scooters, e-hoverboards or e-skateboards which are NOT ALLOWED INSIDE THE PROPERTY due to insurance requirements.

A stunning, fully enclosed, secluded courtyard is a focal point which is one reason why Kirkconnell House is ideal for family gatherings & reunions etc. Other big pluses are the full size pool table and table tennis table which, along with the darts board, occupy a full floor of the Pele Tower dating from around 1370.

The large farmhouse style KITCHEN opens directly onto the COURTYARD with its sandstone paved area where there are wooden tables, benches and chairs for 18+. In the kitchen are 2 fridges, 2 freezers, 2 ovens, a built in microwave, 5 ring ceramic hob, large capacity Quooker instant boiling water tap, dishwasher and 6 slice toaster. The crockery, cutlery and glasses are sufficient for more than 18 people. Then in the nearby dining room there is a large table and 18 chairs as well as a well stocked extra large bookcase.

Leading off the wide main hallway are the main spiral staircase, the TV lounge and wood panelled lounge as well as the kitchen, dining room, bathroom and shallow tread rear staircase. Further along are the scullery, with its own access to the courtyard and the wood store.

There is a full spacious easy access downstairs bathroom with walk in shower plus a wide full bath,.From here there are shallow stairs leading to the main bedroom area where there are two full ensuite bathrooms with showers. Also on this level is the main feature bathroom. There is a further shower and full wash basin in a double room with its own access staircase.

On the first floor apart from the main bathroom there is a Super Kingsize bedroom, a triple, a twin, a twin ensuite and a double ensuite. There is a large wooden cot on this floor that can be moved into any of these bedrooms.
Up a fairly steep flight is a double with full shower and wash basin.
Accessed by its own wide, double handrail staircase is a suite of bedrooms. A double, a single and a twin - (all interconnecting).

There are beaches at Carsethorn, Powwillimount and Sandy Hills just a short drive along the coast and beyond the RSPB Mersehead Reserve are the seaside/estuary villages of Rockcliffe & Kippford are well worth a visit.

There is a large carriage circle at the front of the house with grassed play areas to the sides and rear plus parking for 20+ cars. This is where marquees etc can be erected for events.

An amazing place for all the family to gather!

Just fabulous, perfect for a large get together (dining table is enormous!!). Loved wandering the grounds, playing football, rugby, French cricket, croquet, hide and seek. So comfortable and great to come back to after exploring all the gorgeous beaches, ancient villages and Dumfries town.

Wonderful house with lots of character

The house is fantastic, can sleep up to 18 people easily and has a super well-stocked kitchen and beautiful grounds. A wonderful place to spend time in a large group and the nursery next door is beautiful. highly recommended especially for families and big group stays!

Lovely Character Property 5 of 5 We are coming to the end of a very enjoyable New Year Break - our group of 14 friends have holidayed away at New Year for over 20 years and this is one of the nicest well equipped houses we have stayed in. The owner is very welcoming and helpful. We have all had a wonderful stay I a very beautiful house that is full of character in beautiful grounds. An extra shower or two would be a welcome addition but other than that the house was perfect. Yes, two extra showers are planned and should be installed early in 2018. This is intended to include an extra bathroom hence bringing the total to five. We were so glad that the weather on New Years Eve was mild, clear & calm so that the guests were able to enjoy their fireworks outside rather than watching through the front windows.

Wonderful house in an amazing place

All members of our party were impressed with this place including our device dependent young people. The drive from the main road is two miles down a virtually deserted country lane with passing places if you encounter the occasional deer (which we did!). This place has history and a tangible atmosphere as soon as you arrive. It has lots of cubby holes, corridors and stairways. The owners have spent their money in the right places and purchased good mattresses, quality bedding and equipped the place with things way beyond what you might expect. Each room has a character and atmosphere of its own (the photographs do not do it justice). The courtyard garden is really lovely. It’s large but secure so helpful if you have small children. I saw so many different birds including Red Kites and Herons as well as deer and lots of rabbits. The land surrounding the house moves from highly manicured lawns through to areas that are more reminiscent of the secret garden with very old trees, overgrown archways and little tumbled down outbuildings. Within easy reach there are quaint small villages, large towns, grand castles, almost deserted beaches and beautiful landscapes to explore. Cycling and walking trails are good. We were impressed by the owners willingness to assist one of our party who had restricted mobility and the downstairs walk in shower was really helpful.
