The Space:
You’ll walk through a gate onto a big outside terrace with steps leading down into a tiered grass fenced wild garden. You’ll be enchanted by the views across the valley and a wonderful sunset.
Upon entering the house you’ll walk into a charming but rustic kitchen with adjoining dining room and pantry and through to next door a lounge with TV/fireplace.
Upstairs you’ll find 2 beautiful double bedrooms and 1 Bath/Shower room with a WC.
Guest Access:
There are two parking spaces off road on our private driveway. There is an additional parking space opposite in the lay-by for 1/2 more cars. Please keep the farm track clear as farmers may need access to their fields.
The cottage is within 7 minutes walking distance to a fantastic local pub, The Ash Tree Inn, and by walking out of the front door you are instantly on the famous 1066 walking route.
The views from the rear of the house are breathtaking at all times of day and all seasons of the year with frequent sightings of varied wildlife from swallows to deer.
We are just 20 minutes drive to the seaside and 25 minutes to the South Downs National Park.
Our local towns including Battle and Hailsham (15 mins) both have some lovely shops and larger supermarkets. A short distance away is our local village Herstmonceux where can you find most amenities from essentials to a great village pub, bakery, coffee house, beauty salon, takeaways, antique shops, garage and pet shop.
Other Things To Note:
Being a country cottage there are some low beams!
There is a 6ft wall with a drop (edged off with rope for caution) so children are welcome but must be watched at all times.
Unfortunately not suitable for disabled guests as the only bathroom/WC is upstairs (there is a loose rope handrail).
The wood burner in the lounge can be used. NB The fireplace in the dining room cannot be used, but there is a small electric woodturner stove in the inglenook.
**The cottage will have fresh hops hanging over the inglenooks**
Well behaved dogs are welcome (maximum 2 dogs). The garden is fenced with a mix of 3ft stock netting, fence panels and hedging, it is mainly secure but not 100% guaranteed. Our neighbours have dogs, so friendly, well behaved polite socialised dogs are very welcome! (but not on the furniture!)
