Description

Villa in Quesada, near to the holiday resorts of Guardamar and Torrevieja, Costa Blanca South, Spain - very near to the town and close to golfing course. The nearest beach is a ten minute drive.

Conveniently located in a new area of Ciudad Quesada. It is well planned with wide roads and pavements lined with trees. All local facilities are within walking distance.

ABOUT THE VILLA

The villa is detached and sits within a walled area with lockable gates. The accommodation consists of a dining area for up to six people, and a sitting area with two sofas and a television that receives the digital Freesat service which shows most UK channels. There is also a DVD player, we provide a number of DVDs for use by guests, and there is a range of family games and books.

There are three bedrooms; one double with an ensuite bathroom complete with shower, basin, w/c and bidet, and two twin bedrooms which share a shower room with basin, w/c and bidet.

Sliding doors lead from the dining area to the outside terrace. Here there is a table and chairs and a built-in BBQ. There are steps from here leading up to the solarium, and steps leading down to another terrace behind the pool. Here there is a table and chairs with a parasol. This is an ideal area for children to sit in the shade when they are in and out of the pool.

At the back of the house is a built in cupboard where the washing machine is located.

The sitting room is connected to a well-equipped kitchen (including oven and hob, fridge-freezer and microwave) with a small table and stools. Heading out of the kitchen through sliding doors there is a large covered terrace. The terrace overlooks the pool making it an ideal position to keep an eye on anyone in the pool. Here there is a large table and chairs, and a more relaxed seating area. Steps lead down to the pool with a large terraced area.

Included within this area is a patio with a pergola to provide some shade. The pool is 12m by 5m which is a great size either for swimming in or playing in. The shallow end is about 4-ft and the deep end is about 6-ft.

Although there is plenty of space on the road, if preferred it is possible to park a car on the property.

N.B. There are steps outside at the front and back of the house, which may make access difficult for children and less able adults.

ABOUT THE LOCAL AREA

The nearest small retail area is a seven minute walk away. Here there are a small number of bars and restaurants including Spanish Italian and English cuisine. There is also a pharmacy, hairdressers and internet. There is also a health centre nearby which will see holiday makers should the need arise. The nearest supermarket is an Lidl which is 700 meters away a nine minute stroll there are plenty of other large supermarkets around, but they are a short drive away.

The town of Quesada is a fifteen minute stroll. Here there are a good variety of shops, bars and restaurants, numerous banks, a small bowling alley, a snooker hall, crazy golf, and a small gym.

ACTIVITIES

There is a small bowling alley, a gym with various classes for pilates, yoga which are pay-as-you-go, a snooker hall and crazy golf.

There is a Go Karting Centre in Quesada complete with large bouncy castle, and a restaurant.

There is a small water park on Quesdada, and another larger one in Torrevieja (these water parks are only open during peak season so you should check before visiting). In Torrevieja the park is near to an undercover shopping mall, called Habaneras, which is a fifteen minute drive away. The shops include well-known names, such as Zara, Pull and Bear and C & A.

Tennis - There are local courts to use which are bookable through the municipal office and are free. There are tennis rackets and balls in the villa.

Golf - La Marquesa is on Quesada (5 mins drive). La Finca about 10 mins drive. Las Ramblas, Campoamor and Villa Martin about 20 mins drive. The well-known La Manga is about 50 mins drive.

BOOKING CONDITIONS

During July and August our changeover day is a Saturday, but in June and September we can be flexible. Arrival is after 3pm and departure by 10.30am. The maximum number of guests is six.

Payment terms are 20% deposit with the balance payable six weeks before arrival. As is normal we do take a refundable deposit in case of damage or breakage. This is £200 for a week and £300 for two weeks, payable at the same time as the balance.

Please note that our rental price includes the cost of cleaning on departure.

The rental includes the supply of bed linen and towels. Please bring your own beach towels, which also double up as pool towels.

The rental also includes the use of the air conditioning units in the three bedrooms overnight. However, should someone have the units on for more than that and so incur a much higher than normal usage of electricity, we may ask for a contribution, after discussion.

We will give a 100% refund if a cancellation is made more than sixty days before arrival.

N.B. PLEASE NOTE THAT THE RENTAL PRICE IS REDUCED AS THERE MAY OR MAY NOT BE SOME BUILDING NOISE.
A new house immediately behind ours was started in the Spring of 2021, but the work stopped until such time as a buyer was found. So far no buyer, so no building work. However, in the event that a buyer is found and building work is recommenced, there may be building noise. At present the structure of the house and pool is there, so there will be no heavy plant like diggers and cranes. There may also be distant building noise from other properties being built in the locality.

We stayed at this villa in 2017, tried to return in 2020 but due to you know what everything fell through. We were so happy to be able to return this year. Joanne has been excellent with all communication. It was mentioned during booking that there may be building works to take into consideration. The house at the back is incomplete but no one worked on it whilst we were there. There were some road works but this was sporadic and only early in morning so it never disturbed us, in fact it was so quiet and peaceful most of the time. The villa is like a home from home, the kitchen is stocked with everything you would need, mismatched mugs and glasses so you can find your favourite one for the duration! A sharp knife too! No dishwasher but that's the kids job ;-D The bedrooms are clean and basic and the air-con was very much appreciated. We always have to do a bit of work when away so bring laptops, the WiFi is amazing! The views from the roof are spectacular. We made use of the washing machine so came home with clean clothes. There are loads of shops and restaurants 10 mins walk from the property. I would recommend booking at the restaurants as they can be quite busy. The villa feels like a little private haven, you are not overlooked at all so you can make a fool of yourself jumping into the pool on silly inflatables (which are provided in pool box) without worrying what other people think! The pool is massive, the best pool at any villa we've ever rented. We came for a lazy relaxing holiday and that is exactly what we got. We would definitely return again.

An absolute stunner of a villa!

We stayed at Joanne's villa during the first week of the summer break 2022 as family of 3. We decided that, as all amenities are close at hand, we would not hire a car which worked out perfectly for us. The villa itself was extremely well equipped with all the basics (and more!) covered including fresh linen, towels, the use of washing facilities and kitchen utensils. There are 'added extras' such as a PlayStation with a selection of games, cable television (if you need it!), a huge selection of board games and books which we utilised in the evenings spending some valuable time together away from technology. The pool is absolutely amazing! One of the largest pools we have had the privilege to use as part of a villa holiday, as a keen swimmer the pool was ideal to keep up with my regular swimming regime. A selection of pool toys was available for our son which made his time in the pool more enjoyable and saved us a chunk of money buying floats and other bits and pieces that we would, invariably, leave behind upon our departure. Joanne is lovely, so well organised and responsive to communications - she even organised our transport to and from the airport with a local company (Keith) at a very reasonable price. Overall, we would highly recommend choosing this villa for your summer break. There is a villa being built behind but this did not disrupt our stay at all as the builders were not present and even the sound of the local road works were not disruptive as the villa is well equipped with quality glazing.

Highly recommend this villa! Booked at short notice, however, Joanne the owner was in regular contact to ensure that everything was well prepared for our stay. This included providing some provisions as we were arriving late at night which was greatly appreciated! Had a wonderful time at this villa, the private pool was great but could do with some shade for those really hot days ... at least for these pale faced Scots! The owners are trying to address it which is good to hear! The villa itself has everything a family could need and is a 10 minute walk to town where there are lots of bars and restaurants to suit all tastes. There was some building work going on but it wasn't that noticeable. To be fair Joanne did warn us in advance, and it won't last forever, as most villas are completely finished. About 15 min drive is Torrevieja where there are long beaches and lots more bars and restaurants to keep the whole family amused. We flew in via Murcia International Airport which was stress free. It's smaller than Alicante Airport, so fewer facilities, but 10 mins after arriving we were out and picking up our hire car. Its about 50 mins from there versus 40 from Alicante Airport so highly recommended for the convenience.
