Villa sits in 3,500 sq. m. of mature gardens (including orchard), 3 extensive patios and a large driveway.

EVERYTHING YOU NEED TO KNOW
Victorias Villa is situated in open countryside between the two villages of Tala and Tremithousa., so clear views in all four directions: fabulous views to the coast and the Akamas peninsular. You are a walk away from the villages (or 3 mins. by car) where you can find all the shops for your daily needs (mini-markets, bakeries, pharmacies, delicatessen), and restaurants/tavernas for your evening needs (Tala, 15 in and around the square, and 5 in Tremithousa)
Coral Bay and Paphos are just 10/15 mins away, Coral Bay: famous beach and a multitude of bars, restaurants and tavernas to suit all tastes and wallets.
Paphos: harbour, beaches, go-karts, mini-golf, waterpark, World Heritage site with Roman mosaics and amphitheatre, Fort, Tomb of the Kings, harbour cafes, bars , restaurants, and if you're desperate for shopping the Kings Mall.

The villa is accessed by a private road leading to double wrought iron gates, then an an extensive driveway with a turning circle and parking for many cars.

HALL*
Entering the villa through the front double entrance doors brings you into the impressive hall, 9 m. in length, the full width of the villa, with a floor to ceiling height of . 10 m. At the end of the hall are two large convex windows, giving amazing views to the coast.. The hall gives a taste of the spaciousness of the whole villa, which at 716 sq. m. and with 64 windows creates an atmosphere of light, calm and peace, even when the children are running around. There is a guest cloakroom and toilet* hidden to the left of the hall.

The entire villa benefits from VRV AIR CONDITIONING ensuring your stay is comfortable from April to October..

SITTING ROOM
The large sitting room, to the right of the hall, has an open-plan feel with triple aspect views, to the coast , to Coral Bay and the Akamas, and to the hills inland. Plenty of seating by way of Natuzzi leather reclining armchairs and sofas.

STUDY/LIBRARY/GAMES/QUIET ROOM*
A door from the Sitting room leads to this room which has an office desk (jigsaw table), CD stereo, CD and DVD collection, jigsaws and board games. French windows from this room lead to a "sunken" terrace and Gazebo.

To the left of the hall is the FORMAL DINING ROOM* which can seat 10/12 persons.

KITCHEN
Beyond the Dining room is the large open dining-kitchen (38 sq. m.) with plenty of space for cooking, chatting and eating together. Extremely well equipped with all the major (Neff double-oven and microwave, induction hob, Bosch dishwasher and 4 door fridge freezer, plus a separate drinks fridge) and minor items you would need for an enjoyable stay. The kitchen has 11 running metres of granite worktops and a large chef's island. "The best equipped villa we have ever stayed in" - Zena (Aug. '22)
Also in the kitchen is a casual dining area seating 10, usually breakfast or lunch if you want to avoid the sun.
Please note that we provide a very generous Welcome Pack on arrival and the kitchen larder is always well-stocked with the basics.
Off the kitchen is the UTILITY ROOM* where there is a further double sink, Bosch washing machine and dryer, iron, ironing board and outdoor dryers.

The Sitting room, Dining room and Kitchen all have French windows which lead to the large 30 m. long patio.

The first floor, accessed by the staircase from the Hall, comprises three bedrooms: the Master suite, and two double bedrooms. All three have French windows leading to their own balconies.
The "wow" factor MASTER BEDROOM has a Super King bed, dressing table and a redlining armchair .The windows provide spectacular views similar to those in the Sitting room, but being elevated they are even more wonderful. The en-suite DRESSING ROOM* contains full English style wardrobes with double and full hanging space. The en-suite bathroom has a walk-in shower (hydro-cabin), a "Duetta" bath and twin sinks.

Crossing the Bridge* over the Hall, from which there are marvelous views, is a kitchenette* (for cold drinks or the first coffee of the day) and Bedrooms 2 and 3.

BEDROOM 2 has choice of Super King bed or two singles. The en-suite bathroom* comprises large bath plus shower and wash basin.

BEDROOM 3 has a King size bed with plenty of space for a large single to be added. and a dressing table. The en-suite bathroom comprises a corner bath plus shower and wash basin.

BEDROOM 4 is located on the mezzanine level and is accessed by the stairs (just 11 steps) from the formal dining room. There is a double bed and a dressing table. The balcony has very pleasant view to a carob orchard and the hills inland.

BEDROOM 5 (the STUDIO) is accessed by exterior stairs and is ideal for family members who want a little more privacy (from young adults to grandparents). The studio has a Double bed and ample room for another single bed if required. There is also a dressing table, a fridge and tea/coffee making facility. The en-suite bathroom* comprises a large bath plus shower and wash basin. The balcony looks towards the pool area and the coast beyond.


BEDROOM 6 is situated on the lower ground floor of the villa. This spacious room has a Double bed and a Super King, which can be converted into 2 singles. A separate air conditioning unit is available in this room. The guests in Bedroom 6 also have the benefit of another Sitting room* adjacent to the bedroom which has a leather Natuzzi sofa and armchairs, plus a fridge.

Because of the number of bedrooms, the two Super Kings which become 4 singles, and the additional single beds we have found that the flexibility has been beneficial to achieve the best bedroom arrangements for groups of families from 7 to 12.

Two COTS are available and can be placed in all bedrooms except the Studio. We also have a HIGH CHAIR and a child's booster seat should they be required.
Please note that all bedrooms have more than ample wardrobe and drawer space.
Beds have Egyptian cotton sheets and duvets; bathrooms - bath sheets, hand towels, face cloths and pool towels; also, liquid and tablet soap shower gel and bath cream.

TELEVISIONS
The Sitting Room has a 46"Smart TV (for your Netflix and Amazon subscriptions), an Apple TV, a DVD player and a Mag box. The latter shows all UK channels (275+), including all Sports and Film channels, the majority having a 7 day automatic recording facility, plus film and series libraries,
The TV in the Master bedroom and the Kitchen have similar programming to the one in the Sitting Room.
There are 4 other TVs around the villa and these show local channels and have HDMI and USB ports for your various devices.

OUTDOORS
When you are in Cyprus most of your time will be spent outdoors , so the following is probably the most important part of the description.

The French doors from the Sitting Room , Dining Room and Kitchen all open onto the HOUSE PATIO (180 sq. m.) which faces south west for virtually all day sunshine. On this patio you will find a glass topped dining table for 12, normally used for breakfast and lunch, a teak table seating 8, rattan sofa, chairs and stools for 9 and the enchanting Gazebo which can seat 10, so plenty of space to eat, drink and relax, take in the sun and watch the sunsets.

From the House Patio you can wander via two separate pathways to the POOL PATIO (320 sq. m.) where many of you will spend most of your day. Sun loungers available for all the party and the pool is positioned for all-day sunshine. If you want to get out of the sun for a few minutes there are two separate retractable awnings attached to the POOL HOUSE which you can adjust to create your own shade.

THE POOL is 63 sq. m. so plenty of space whatever the size of your party, and the big attraction for the children is the POOL SLIDE. To add to the enjoyment in the pool we have a number of INFLATABLES which seem to appeal to all ages (from 2 to 92). N.B. Adult supervision required at all times.

The POOL HOUSE has 4 separate rooms: a toilet with wash basin, two shower rooms, and a kitchen with sink and drinks fridge, so no need to go trekking back to the villa (all 30 metres or so away!) when everything is at hand in the pool house.
By the side of the pool house is the very popular BBQ area.

A POOL TABLE, TABLE TENNIS TABLE and FOOTBALL TABLE are all provided and are floodlit at night: ENJOY.

Most guests are very complimentary about our LANDSCAPED GARDENS (approx. 2,000 sq. m.), which include an Orchard, a Herb Garden (pick your own fresh herbs) and 5/6 other areas with various pathways for you to explore, relax and have some quiet moments.


NOTES
We provide a "mega" Welcome Pack. Won't try to list but our supermarket "bill " for each booking is in the region of £200 for a group of 10/12. Plus there is always a constant stock of basics (pasta, rice, spices & etc.).
Electricity: we include a very ample 1,500 kw allowance (€470) per week in our rental price, but if usage is greater than this it will incur an additional charge of 32c. per kwh.
There is a No Smoking policy in the villa and preferably not on the patios, but we have a lot of garden space.

Fantastic holiday 5/5 Stayed Oct 2022 Reinier S. This villa has it all. The friendliest owners that greet you on arrival with their presence ánd a fully stocked refrigerator. The villa is spacious, is very well maintained and has about any facility you could imagine. Outside is like paradise with terraces for every moment of the day, a huge garden, pool with lots of floating toys and a slide, many sunbeds, shade when you want to escape the sun a little. We had an amazing time, thanks Keith & Jill!

It has been a pleasure staying at this villa. The welcome pack was just unbelievable, the best I have ever seen through my travels. As for hospitality, Keith the owner was always on hand to resolve any issue, not that we had many. My family really enjoyed our stay and wished we could stay a bit longer. No doubt we will be back again within the next year or so to make good use of all of the facilities in the house. The scenery was perfect for our renewal of vows and I can''t wait to see the pictures. The villa comes highly recommended.
