Beautiful *NEW* beach villa with sea view situated 200m from the sand and pebble undeveloped Argaka beach. Local taverns are from 3 minutes walk so you can have a break from driving and also walk to the beach and local shops and bars.

The quiet hillside location benefits from magnificent views. There is mosquito netting throughout at all windows and ceiling fans in every room, with 2 in the lounge.

The open plan lounge diner overlooks the poolside so is handy for families with young children, and includes a well equipped compact kitchen with new appliances including a Nespresso coffee machine.

It has a private swimming pool in a well kept mature garden which has a lot of privacy.

The villa is accessed from the coast road via a quiet lane that just leads to this small community of private villas. The large balcony upstairs provides a beautiful sea view across to Polis, Latchi, the Akamas National Park and the Baths of Aphrodite. This coastline enjoys wonderful sunsets over the sea, and these can be enjoyed from the villa.

You also have views over the mature gardens all around and rural fields to the side, backed by hills.

There is a selection of tavernas within easy walking distance along the flat coast road, starting with the popular Fly Again, 3 minutes' walk, where you can eat and drink on the beach. Santa Barbara restaurant is also on the sandy beach, at about 10 mins walk, and they offer sun loungers on the beach too.

Argaka village is tucked behind the villa and has a well stocked supermarket. Quaint Polis Town, a wonderful mix of old and new, is a little further on, and can provide you with a fantastic selection of shops, restaurants, bars, banks and a pretty pedestrianised centre. Latchi with its pretty harbour and fish tavernas is just 2km further.

Dear Irene Just to let you know we had a fantastic week at Villa Nicolas over Easter - the kids thoroughly enjoyed it - lived in the heated pool - and we had fun out and about. It wasn't quite like our trip two years ago when it was just the two of us and we loafed around doing not very much, this time it was action packed. We rented a motor boat from Latchi Water Sports. They provided a cool box for our picnic and kitted us out with goggles and snorkels - and shortie wetsuits for the children, and we had a great half day cruising up the coastline of the Akamas. Definitely one to recommend. We also went parasailing with the same people on another day. Another enjoyable outing was to the go-karting centre which is about 1 mile out of Polis on the coast road towards Pomos. It was brilliant fun - good one for the Dads and the boys especially, though Kamilla and I - being speed merchants ourselves - thoroughly enjoyed it too. I would definitely recommend it to families. Thank you for all your help, again, in organising things. The villa was perfect, the car great, weather fantastic and everything went like clockwork. Many thanks. Will no doubt be returning......

Perfect, it has not changed a bit since we were last there

Hello Irene, Just thought I'd drop you a line to say how much we enjoyed our holiday at Villa Nicolas in Lysos. It hasn't changed one bit since we were last there and thats a good thing. The girls absolutely loved the pool. We had trouble getting them out, especially when it was really hot!! No complaints about the villa it was perfect. Just thought I'd let you know about some the restaurants we went to with the girls. The Mystery Tavern in Polis was nice as they had a play area and kept the girls amused. The food was reasonable and fairly priced. Takkas Taverna: The food was lovely and reasonably priced. The view out to sea was amazing and we could have sat there all night. The Faros restaurant in Latchi was a nice restaurant but we quickly learnt not to buy 2 childrens meals there as they were so big and just bought one for them to share. Their prawn salads are to die for!! The Moustakalis Taverna in Polis was really nice, again big portions and reasonably priced. However, our favourite by far was Chix Chou in Polis. Fantastic food. My 2 year old is a fussy eater but she ate all of their spaghetti bolognaise (not very Cypriot but at least she was eating). The waiters were really good with the girls, making a fuss of them and giving them free icecreams which they loved. Nothing was a problem for them. I really recommend this restaurant if you have children. There is also a park just round the corner from the restaurant so they could run all their energy off!! I would recommend Lysos to anyone!! Thanks for all your help and to all your colleagues in Lysos who popped in to make sure everything was running smoothly. Better start saving for next year! Kind regards, Claire McCubbin and family.

Hi Irene Our holiday was great. Villa Nicolas was probably the best appointed most characterful villa we have ever stayed in - everything we could possibly want had been provided. The pool area was stunning - complete privacy surrounded by lemon trees and jasmine - idyllic. We really did not want to come home. Hope to book another year when the weather is cooler and we can walk and sightsee too. Everything went well - from flights to car hire and directions to the villa
