Description

Villa Pacheco is new to Simply Owners and is part of a private condominium of 7 luxury villas. It is a truly outstanding 3 bedroom property in a peaceful, rural and secluded setting, which affords lots of privacy. Situated well away from the noisy tourist areas yet only 20 minutes walk, or a 5 minute drive, into Albufeira. A 5 minute drive finds you at the gorgeous beaches of Balaia, Falesia and Olhos D'Agua. Only 15 minutes’ drive to the stunning beaches of Praia de Sao Raphael, Evaristo, Do Castelo and Gale, which are further along the coast.

Although situated just outside the centre of Albufeira it's only a 5 minute drive to the Old Town or the New Town (The "Strip" as it is sometime known). It is only a few minutes drive to everything you could possibly want, supermarkets, a pharmacy, many local shops and cafes. There is a mini-market available for essentials only a few minutes walk away, and also close to a couple of bars and cafes. There are plenty of shops, including Aldi, less than a mile away, but there is a good bus service and UBERS are inexpensive.

There is easy access to the A22 motorway and the EN125; driving time to Faro airport is 30 to 35 minutes, with Vilamoura only 15 minutes drive away. If you don't want to drive there is a bus stop close at hand with a frequent service into Albufeira, which takes about 10 minutes. Car hire is recommended but not absolutely essential, because UBERS are plentiful in Albufeira, wonderful drivers, clean cars and around €4 or €5 into the very centre of Albufeira or the beaches.

The villa sits at the end of the terrace of the condominium with its own large private garden, which is grassed (not shared with the other villas) surrounded by hedging. It is enclosed so safe for toddlers. There is a road nearby but road noise is not significant. There is a large private pool shared with the other villas, but as the other villas are mainly owned by local Portuguese, who are are work during the day, it means the pool is usually very quiet. Sunbeds of course are provided in the garden area and beside the pool.

In terms of accommodation, the villa is on 2 floors. On the ground floor there is a large lounge/dining room, a large fully fitted kitchen and a guest toilet. Everything from a dishwasher to a washing machine are provided. There are three large double bedrooms on the first floor, all have king size beds and fitted wardrobes. One bedroom has a well-appointed en-suite shower room. and the other two bedrooms share a well appointed family bathroom. One of the bedrooms has a small balcony and the other two bedrooms share a large balcony.

Children are welcome and cots and high chairs can be provided.

The large private garden area is secluded and not shared with other villas. The property is fully double glazed, has an alarm system, Satellite TV (not Sky), heating, bedrooms are air-conditioned but not the lounge, Wifi internet, BBQ and garden lighting. There is a large parking area.

The villa is fully equipped to a very high standard, with quality white goods. Quality guest and pool towels are provided.

For stays in winter months there is heating in all rooms and a lovely fireplace in addition.

Full details will be provided upon booking, including the exact address and contact details for the agent and Villa Management company. One important point, you will be personally met at the villa so you can learn about how everything works, so you are not left feeling isolated by picking up the key from a key box or under the mat. In addition, no need to worry about getting lost, regardless of your arrival time. If you do get lost you just need to telephone Nuno (the Villa Manager), and he will come and find you.

About the Owner's Agent

My name is Ken Paterson married to Yvonne. We do not own this property; it is owned by Portuguese friends. The villa is managed locally by a local Villa Management company, and we help out with bookings for them in the UK, and commenced doing so from June 2018. I worked in Financial services as the Compliance & Risk Director for a major national Independent Financial Adviser, but now retired. Yvonne was an office manager with an estate agent, previously with a major high street bank, IBM, but also now retired.

We bought our first apartment at Villa Rosal in Sao Raphael near Albufeira 18 years ago, when we first met Nuno and Rogerio, owners of the Villa Management company, that manages villas on behalf of clients Nuno is also an Estate Agent.

We now live for 8 or 9 months each year in Albufeira.

If like us you want peace and quiet but close to everything then Villa Pacheco provides it.

Cancellation Policy:-

Holidaymakers who cancel at least 60 days before check-in will get back 100% of the amount that they've paid, less 3% handling fee charged by PayPal. If they cancel after that point, they will not get a refund. For this reason we stress the need to take out comprehensive Travel Insurance that includes a cancellation option.

Check In / Out

Check in is 3pm or after on the day of arrival unless agreed otherwise with the owner.

Check out is by 10am on the day of departure unless agreed otherwise with the owner.

Sunday entry is usually not possible but might be agreed by the owner, any other day is possible.

NOTE 2 - WHEN BOOKING A VILLA YOU SHOULD ENSURE THE VILLA IS LICENSED BY THE LOCAL COUNCIL IN PORTUGAL. IF NOT IT WILL NOT HAVE BEEN INSPECTED BY THE COUNCIL AND AWARDED A SAFETY CERTIFICATE. THIS VILLA IS LICENSED BY ALBUFEIRA COUNCIL, NUMBER 129729/AL.

NOTE 3 - MINIMUM AGE FOR BOOKING IS 25. LARGE GROUPS OF YOUNG SINGLE MALES AND FEMALES, STAG & HEN PARTIES ARE NOT ALLOWED.

NOTE 4 - IN ADDITION TO THE SIMPLY OWNERS "PAYMENT PROMISE" WE OFFER ADDITIONAL COMFORT BY ALLOWING CREDIT CARD PAYMENTS VIA PAYPAL. IF BOOKING, WE ISSUE A FORMAL INVOICE VIA PAYPAL, WHICH ALLOWS YOU TO PAY BY CREDIT CARD.

NOTE 5 - SMOKING IS NOT ALLOWED IN THE VILLA. IF THERE IS EVIDENCE OF SMOKING IN THE VILLA THE SECURITY DEPOSIT WILL NOT BE RETURNED.

NOTE 6 - A SECURITY DEPOSIT OF £250 WILL BE COLLECTED BY BANK TRANSFER JUST BEFORE ARRIVAL DATE. IT WILL BE RETURNED WITHIN 1 WEEK OF DEPARTURE UPON A CLEAN REPORT REGARDING DAMAGE ETC. RECEIVED FROM THE VILLA MANAGER.

NOTE 7 - NO PETS ARE ALLOWED.

NOTE 8 - NO EVENTS OR PARTIES ARE ALLOWED.

NOTE 9 - NOT ALL OF THE ITEMS DISPLAYED IN THE PHOTOS WILL BE AVAILABLE AS THEY ARE PERSONAL ITEMS E.G. PHOTOS, ORNAMENTS ETC.

Unique Features

The villa is in a quiet location surrounded, so away from the noisy tourist areas. It is very peaceful without being isolated. A bus stop is a few minutes walk and frequent services takes you into Albufeira in 10 minutes. There is a bar, café and small shop a short walk away.

It is only 5 minutes drive to Albufeira old town or new town. Beaches can be accessed in 5 minutes, the gorgeous Praia Maria Luisa, is 1.5 miles away, and many golf courses within 20 minutes.

There is everything you could want close at hand with the Intermarche supermarket, fruit market, chemist, cafes and lovely local restaurants or a drive of 15 minutes gets you to the famous Algarve Shopping Centre, Guia, Vilamoura and 35 minutes drive from Faro Airport.
