There are two large en-suite bedrooms benefiting from superb sea views, and a south-facing sun-room (snug) that opens onto a decked terrace and courtyard garden.
Downstairs, the Kitchen/diner has a breakfast area, double electric oven, electric hob, fridge/freezer, dishwasher and Freeview TV. Bi-fold doors leading to a sheltered & very private outdoor seating area & sheltered courtyard garden via three easy steps, an ideal place to sit & read on hot sunny days - out of the hot sunshine.
The Ground Floor has a Wooden floor throughout with through hallway to the cosy snug with a small TV leading out onto the sun deck & overlooking the rear courtyard garden. The large living room looks out onto the promenade & is comfortably furnished with with a wood burning stove, Freeview TV and DVD player.
The first floor master bedroom has a super king size bed, spacious wardrobes & seating area with stunning views across the bay, there's an adjacent en-suite with large shower cubicle, 'waterfall' & hand-held shower heads, separate 'his & hers' washbasins & toilet.
The second floor bedroom gets top prize for views across the Bay & rooftop views to the fells to the rear, it has twin single beds, some seating with views and adjacent en-suite with shower cubicle, toilet, washing machine, tumble drier & Butler sink. Ample wardrobes.

The property has Gas central heating throughout & all top quality bed linen, towels and Wi-Fi included. A travel cot and highchair are available & a welcome pack of bread, milk & butter are included in the price.
The rear enclosed (& very private) garden & courtyard area is a delight in the summer months with the scent of roses & dappled sunlight, The sundeck balcony can get very hot in the height of summer & it's nice to have shady places to keep the temperature down. The rear (enclosed & locked) car-port makes a good bike store & there's parking for 1 car in the front garden for a small car plus there's plenty of (free of charge) on road parking on the promenade.
As most people don't smoke nowadays, we ask you not to smoke in the house, please use the outside spaces if you wish to do so.
There are many places to see and visit in the Morecambe Bay area in winter and summer, within easy reach are local nature reserves and endless walking opportunities locally and within easy reach of both public transport and car owners alike. The Yorkshire Dales and South Lakes are a comfortable 40 min drive. With ‘Eden Project Morecambe’ announced on the central promenade & construction work commencing, there is clearly much to interest fresh air and nature lovers alike.
Dining out is well catered for with good food available within easy walking distance and beyond. There is much to interest history lovers locally as the area has a long & interesting story to tell.
Ample evening entertainment & hospitality is available locally & in Lancaster city, with local music venues & theatres open all-year round.
The house is also well served by bus and train, with a bus stop only 50 yards away on the promenade and two train stations within 1 mile with a frequent service into Lancaster and beyond. Shop 150 yards, pub & restaurants within an easy 1/4 mile. stroll.
We try to offer a turnkey holiday experience for the average family holiday, with tea, coffee condiments etc provided in our well equipped kitchen. Just bring your luggage & put your feet up. With plenty of supermarkets & speciality shops locally, you really don't need to bring everything with you.

As a matter of routine, we book 7 night stays (Friday / Friday) but off peak times of year (Oct to Apr), 3 night weekend & 4 night weekday stays can be arranged - from £270 to £350 pro-rata on request.
