A Devon cream tea welcomes you! Relax and unwind in these newly refurbished characterful cottages, situated in a quintessential yDevon village. Kingston, just a short walk from Wonwell Beach and the stunning Erme Estuary, is a sought after village in the South Hams Area of Outstanding Natural Beauty. The village is a thriving community with a pub, church, recreation park and village hall, all within walking distance of the cottage. The neighbouring village of Ringmore (a 35 minute walk) has the Journey's End Inn, an award winning pub, offering real ale and excellent food.

Nearby is the magnificent South West coastline, offering fine coastal walks, beaches and coves, with sailing at Salcombe and Newton Ferrers. 18 hole golf courses are available at Thurlestone and Bigbury, and Dartmoor National Park is within easy reach to the North. Indoor and outdoor tennis is available at the local towns of Ivybridge and Kingsbridge with water sports facilities and lessons at Kingsbridge, Bigbury on Sea, Salcombe and Bantham, all within a 20 minute drive. .

The picturesque Georgian town of Modbury is only 3 miles away. Some two hundred years ago it was extremely prosperous being the local market town and a centre for the wool trade. Today there is a good range of local shops including a butcher, baker, grocers, hardware store, chemist, delicatessen and a number of gift and antique shops. The larger town of Kingsbridge, offering a greater and wider range of recreation and commercial facilities, is approximately 8 miles away.

Each cottage has its own entrance and private secluded garden with dining areas. Clematis has both a front and rear garden. The front garden has access along the side it, for guests in Rambling Rose to access their private garden. Located in a conservation area, the gardens are full of interesting plants and trees with several seating areas. Steeped in history, the cottages were originally a potters and fisherman’s cottages and include Kingston’s last remaining donkey house! (No donkey now!). Booked as a whole, the two cottages will sleep 11, linking the two through a secure lockable secret door.

Originally a potter’s cottage, Clematis, has front and back doors from the gardens. The rear door opens into a utility room with storage, a washing machine and tumble drier. The cloakroom with WC and wash hand basin lead off this room. A door from the utility leads to the an attractive dual aspect, fully equipped kitchen and dining area which leads directly onto the terrace. Next door is a large sitting room with an open fire. On the first floor is an en-suite bedroom with a super king size bed or twin beds if required. Next door to this is a double bedroom (king sized bed) also en-suite.

Quality linen, towels, electricity and heating costs are included, together with one nights supply of logs. Eco friendly cleaning products are provided for your use at the cottage, including dishwasher tablets. Tesco, Sainsbury and Waitrose deliver groceries to the cottage. Please feel free to arrange a delivery from 11am on the day of your arrival but please let me know in advance and I will arrange for frozen and fresh products to be put away for you. Private catering, baby sitting and dog walking is also available by arrangement. The cottage has a good broadband internet connection and private parking off the public road, within the grounds of the property. Additional parking or boat store is available at our own home a 15 minute walk away. Please note, smoking is strictly forbitten in this property and the grounds. Lockable storage is available for bikes and beach equipment. Due to the rambling nature of the cottages and steep stairs, the property is not suitable for very young children or people with mobility limitations. Dogs are welcome by arrangement at £25 per dog per stay. The area is incredibly dog friendly with our local beaches and pubs welcoming dogs throughout the year. Clematis cottage is very old and some of the doorways are small - just a note of caution for taller guests!
Check in time is from 4.30pm, but you are welcome to drop off luggage from 11am and ask if an earlier check in time is possible. Check out time is by 11.00am prompt please.
Whilst a minimum 7 night stay is stated, shorter breaks are accepted out of peak season on a pro rata basis. Please contact me to discuss your requirements.

Lovely cottage for some R&R away from the busy bustling towns and cities

We had a lovely week at clematis cottage, we had everything we needed for a chilled doggo holiday. We went on some gorgeous walks across the woods and down to the coast without even having to take the car out. There’s a lovely friendly pub literally round the corner with real open fires and a good selection of food. We met Liz the owner the first morning we were there who was so friendly and helpful with lots of local information, Kingston is a lovely little village and I would highly recommend a visit.

My friend and I came to stay for a walking holiday at Clematis cottage with our dogs and had an absolute blast! The cottage was spotlessly clean and had all that was needed for a lovely week away! The beds were comfy, the kitchen well equipped, the sofas cosy, there was even a DVD player with a variety of DVDs! And all within walking distance of a lovely pub and (multiple!) beautiful dog-friendly beaches! What more could you want?! Fab weather? Yeah, we had that too! Liz was super quick to respond to my queries beforehand and was accommodating when we asked to access the cottage early to put food in the fridge and freezer. She popped in just after we got there to check we were settled and had everything we needed. It really was a perfect holiday and we’ll definitely be back! The only tiny issue was the garden not being fully dog-proof for my part dog/part mountain goat! BUT I think I need a 6 ft fence to keep her contained as she just popped over the garden fences and jumped down off the high wall and onto the little lane - she really is the exception to the rule though! Her sausage dog friend wasn’t going anywhere! Thought it was worth mentioning in case you’re also bringing a mountain goat!

We stayed here with our son and his family and it was plenty big enough for the 6 of us. The cottage is really charming and we enjoyed a couple of meals al fresco in the beautiful garden. A lovely place for a holiday. Would recommend.
