Description

This private, peaceful self-catering chalet, with WIFI, Is in an elevated position capturing the sun all day. It has the most wonderful uninterupted views of the sea and sunsets which can be enjoyed from either inside or outside.
The private beach is a few minutes walk down the coast path.
The chalet is ideally situated if you want to walk the beautiful South West Coast path; explore Devon, Cornwall, Dartmoor or any other numerous local beaches / estuaries or just sit quietly and watch the changing moods of the sea.
The local beaches are ideal for swimming, snorkelling, fishing off the rocks, spear fishing or playing in the flat sand when the tide is out.
There is a small lawn and seating area at the front of the property and a large sunny private patio to the side. Outside tables, chairs and two sun loungers are provided.
The property has recently been decorated and freshly furnished to a very high standard, with a new shower room installed in January 2017. It has one double bedroom, with extra sleeping available on the white leather sofa that opens out as a sofa bed. This is more suitable for children and not adults.
Allocated parking [for one car] is approx. forty meters from the door. A gentle slope takes you to the door but there is one step at the doorway.
Bovisand Park is set in 27 acres to the east of Plymouth Sound. It is a privately owned park which leases the adjacent beaches from the Duchy of Cornwall...these beaches are dog free but the larger public beach to west of the park [but not in the park] isn't. The gates to the park are locked at night but a key will be provided. The S.W. coast path runs through the estate. The estate boundaries are encompassed by the sea to the south / south west and fields. The park is not a commercial holiday park but it does offer a small shop [for essentials] and a charming licensed restaurant / tea room which is open all year and will open for evening meals on some nights in the summer. Booking is recommended.
The village of Down Thomas provides a village store and an excellent pub for eating out. It is within walking distance but only for the fairly fit....a steady climb along a footpath from the western end of the park.

HOLIDAY PROPERTY BOOKING CONDITIONS
1. General
Mr NM Thomson and Mrs NK Thomson hereinafter referred to as the property ‘Owner’. The contract entered into is between the Owner of the holiday accommodation and the holidaymaker, hereinafter referred to as ‘the Guest’. The contract is not effective until the required payment has been received.
Nothing herein contained shall be deemed to create a legal demise or any greater interest than a license for the purpose only of a holiday on the terms herein provided.
Parties and loud music are not permitted.
2. Liability
The property owner does not accept liability for any accident, damage, loss, injury, expense or inconvenience, whether to person or property, which the Guest or any other person may suffer or incur arising out of, or in any way connected with the occupation. In addition, the Owner accepts no liability for loss of or damage to the Guests personal possessions on the owners’ property or land.
The Owner accepts no responsibility for personal injury to, or death of, any Guests, or for other matters over which the owner has no control.
3. The Holiday
This agreement is made on the basis that the Property is to be occupied by the Guest for a holiday only, within the meaning of Schedule 1, Paragraph 9 of the Housing Act, 1988 and the Guests acknowledge that the license granted by this agreement is not an assured tenancy and that no statutory periodic tenancy will arise when it ends.
4. Eligibility
Bookings cannot be accepted from persons under the age of 18 years.
5. Authority to Sign
The ‘Guest’ who completes the booking procedure, whether over the telephone, in writing or on line, is deemed the legal signatory. The Guest certifies that he/she is authorised to sign the Booking Form on behalf of all persons who will occupy the property during the period for which he/she has booked and that they, including those substituted or added at a later date, are aware of the Booking Conditions. A booking is confirmed by payment of deposit and constitutes acceptance of the booking conditions and the advertised/agreed price. The Owner reserves the right to decline any booking or to refuse to hand over a key to any person who is not considered suitable, or who has not complied with the booking conditions.
6. Occupancy
Rentals are for a maximum of 6 weeks and commence at 3.30 pm on the start day of the holiday. The property must be vacated by 10.00 am on the day of departure.
The number of persons occupying a property must not exceed the maximum stated in the current property description (babies who do not occupy a bed are not counted as a member of a party). Occupation of the property by more than the permitted number of Guests will be deemed a termination of the booking, resulting in forfeit of payments and vacation of the property.
7. Bookings & Deposits
A deposit of £100 for each week, [or part of week] of the holiday, (“Deposit”) must accompany the booking request. Any bookings made within 2 weeks of the start of the holiday will require full payment at the time of booking.
The Deposit, is non-refundable unless the Owner is unable to accept the booking.
A holiday booking is a legally binding contract and the Deposit paid upon booking is accepted in part payment for the holiday property. In the event of a cancellation for any reason, [refer to section 12] the Guest will become liable for the full cost of the holiday.
8. Damage to the Property
It is a requirement that the Guest has suitable holiday insurance in place to cover the stay in the property for the entire party, for any accidental damage to the property and its contents. By completing and paying for the booking the Guest confirms they have a policy that covers accidental damage to the booked holiday property and contents by any of the party.
The Guest is also responsible for informing the Owners of any breakages or damage to the property during their stay.
The property is thoroughly inspected by the Owner [or when necessary by other delegated adults] before and after, every new holiday occupancy, to ensure that it meets the high standards required. Any damage will be reported to the Owner. The guest also agrees to cover the cost of having the oven and hob professionally cleaned should the owner find it in an unreasonably dirty condition at the end of the holiday.
9. Final Payments
The balance of the booking is payable before the start of the holiday. If the balance is not received within 14 days of the holiday start date, the Owner reserves the right to cancel the booking as per the conditions for cancellation and re-let the property.
10. Non-availability of Property
In the event of the accommodation becoming unavailable such as fire or flooding, or any other reason beyond the control of the Owner, the Owner will endeavour to provide the Guest with suitable alternative accommodation of up to equal value, or will refund all monies paid, or a proportion in the case of curtailment, whereupon the Owners’ liability will cease.
11. Changing a Booking
Any alterations to a booking by the Guest may be subject to an administration charge of £10.
12. Cancelling a Booking
A booking can only be cancelled prior to the start of the holiday. A Guest who wishes to cancel must inform the Owner by phone and email.
A booking can be cancelled within 24 hours of the booking being made and any deposit paid will be refunded. After this time, an administration fee of £25 will be made.
If the Guest cancels the booking within 4 weeks of the date of arrival, or fails to use the accommodation without cancelling the booking, the full rental costs shall be forfeited to the owner.
13. Methods of Payment
Payment can be made by bank transfer or cheque [or cash with prior arrangement].
No access codes will be given until full payment has been made and any cheques cleared.
14. Guest Obligations.
The guest agrees:
a. To take very good care of the Property and ensure that it is left clean and tidy. If the property is left in an unacceptable condition an extra cleaning charge will be levied.
b. To pay for any losses or damages to the Property, its fixtures, fittings and effects caused by the guest or a member of their party [excluding reasonable wear and tear].
c. To pay for electricity incurred during the holiday that the Owner believes to be the result of excessive, and unreasonable Guest use.
d. To permit the Owner [or other chosen person] access to the property if its deemed necessary.
e. To accept responsibility for the supervision of all children, babies, and any adults. The garden is not child friendly.
f. Not to cause a nuisance or annoyance to occupants of other chalets.
g.. Smoking is not permitted on the premises. If this is not complied with a cleaning charge will be made.
h. Candles are not to be used even if they are there in the chalet.
i. To pay a £25 charge in the event that the cleaner has to clear and pick up waste and rubbish, including cleaning up a disposable barbecue used by the guest.
15. Breach of Contract
If there is a breach of any of these conditions by the Guest or any of the party, the Owner reserves the right to re-enter the property and end the Holiday and ask the Guest and their party to leave immediately.
16. No pets permitted.
17. Bed linen, bathroom towels and kitchen t-towels are provided. If guests have allergies to certain types of bedding they should bring their own.
18. External Activity
The owner accepts no liability for disturbances caused by wildlife, building activities or human activity in the vicinity or any noise from any source in the area.
19. Compensation
Complaints not reported during your stay will not be considered for compensation as the owner will not have been given the opportunity to remedy them.
Complaints that cannot be resolved during your stay will be fully reviewed with regard to the above information and considered with our reasonable good faith.
20. Separate Bovisand Park Rules.
Separate rules apply in Bovisand Park regarding noise, BBQ’s, motorbikes. See sheet provided in the chalet.
21. Any condition not understood.

Kim was a great host and extremely quick to respond to queries. Instructions to the chalet were very clear and was easy to find following these. The location is fantastic,you’ll never tire of the view! Great access to the South West Coastal path and a great little cafe on site too! Would definitely recommend!

What an incredible stay! My partner and I stayed for 5 nights over the Easter Bank Holiday weekend which I booked for his birthday. He wanted somewhere peaceful near the beach and you don’t get more peaceful or nearer to the beach than Kim’s place! Although I didn’t meet Kim when I checked in (her husband was there to greet me and take me through the instructions etc) I did speak with her a few times over text and she’s lovely, especially as I was later arriving than I had first stated due to traffic! The place itself was spotless, bright, airy, always lovely and warm and decorated beautifully. It also had absolutely everything you could need in the kitchen and the bed was so comfy! Location wise, you can’t get better. Right on the beach, 25 mins away from Plymouth, and tons of costal walks and beauty spots nearby (and a ton of leaflets in the chalet!). If you follow Kim’s instructions the place is very easy to find. We’re already planning our next stay here! Thank you!
